Project Description: The consolidation of lots 5 and 6 of Block “I” of the Palisades subdivision, Map Number 1747. The project is located on the north side of the Western terminus of Chinquapin Av. These lots are being combined to create a larger lot so that after the required dedication for a cul-de-sac bulb, the lot will have adequate area for development. Project Processinq: Submittal date: May 4,1998 Complete date: May 5. 1998 Notice period: May 6, 1998 - May 28, 1998 Decision date: June 1. 1998 The Planning Director hereby APPROVES CDP 98-35 based on the findings and subject to the conditions listed below: Findinqs: 1. The project is consistent with the Local Coastal Program which designates the subject site for residential land uses. The proposed lot consolidation will not impact coastal resources. 2. No coastal access or recreation impacts are associated with the proposed lot consolidation. 3. The project’s cost of development has been determined to be less than $60,000. 2075 Las Palmas Dr.. The Planning Director does hereby APPROVE the Minor Coastal Permit, CDP 98-35 for the lot consolidation project entitled “Keystone Lot Consolidation”. (Exhibit “A”, dated June 1, 1998, on file in the Planning Department and incorporated by this reference, subject to the conditions herein set forth. Staff is authorized and directed to make, or require the Applicant to make, all corrections and modifications to the Minor Coastal Permit documents, as necessary to make them internally consistent and in conformity with the final action on the project. The development shall occur substantially as shown on the approved Exhibit. Any proposed development substantially different from this approval, shall require an amendment to this approval. 2. The effective date for this permit shall be after City and Coastal Commission appeal periods have been exercised.
