The single-story addition is proposed to be located adjacent to the existing pool on the west side of the hotel, in an area that serves as an extended pool deck and courtyard. In response to your application, the Planning Division has prepared this comment letter. Please note that the purpose of a preliminary review is to provide you with direction and comments on the overall concept of your project. This preliminary review does not represent an in-depth analysis of your project. It is intended to give you feedback on critical issues based upon the information provided in your submittal. This review is based upon the plans, policies. and standards in effect as of the date of this revii!w. Please be aware that at the time of a formal application submittal. new plans, policies, and standards may be in effect and additional issues of concern may be raised through a more specific and detailed review. Planning: General 1. General Plan and zoning designations for the property are as follows: a. General Plan: VC, Visitor Commercial; b. Zoning: CT, Commercial Tourist Zone; and c. The project is located within the Mello II segment of the Coastal Zone. The Coastal Land Use designation and zone are the same as the General Plan and Zoning referenced above. 2. The project requires the following permits: a. Consistency Determination (CD). Pursuant to Housing and Redevelopment Commission Resolution No. 474, the development of the Hilton Carlsbad Beach Resort Hotel (RP 05- 11/CDP 09-04) included the construction of 215 rooms and 10,385 square feet of conference space. Prior to the construction of the hotel, a Consistency Determination was approved on February 22, 2010, (CD 09-16) to allow for several modifications to the project, including a 2,918-square-foot reduction in conference facilities at the northern end of the hotel. A Consistency Determination will be required to document the change. 3. Please revise the plans to update APNs on the cover sheet. The APNs are 214-160-37 and 214- 590-04. In addition, please remove reference to proposed Zoning and General Plan Land Use designations. The correct General Plan Land Use designation is VC, Visitor Commercial and the zoning designation is CT, Commercial Tourist. Please update the plans as appropriate for the CD submittal. All necessary application forms, submittal requirements, and fee information are available at the Planning counter located in the Faraday Building at 1635 Faraday Avenue or on line at www.carlsbadca.gov. You may also access the General Plan Land Use Element and the Zoning Ordinance online at the website address shown; by selecting Department Listing; then selecting Planning Home Page.
