CONTRACTOR SHALL OBTAIN HORTICULTURAL SOILS TESTS FOR REPRESENTATIVE SOIL TYPES AND PLANTING AREAS WITHIN THE PROJECT
AREA AND SUBMIT REPORT($) TO THE LANDSCAPE ARCHITECT AND CITY OF CARLSBAD PLANNING DEPARTMENT (LANDSCAPE REVIEW).
PLANTING AREAS SHALL BE AMENDED ACCORDING TO THE RECOMMENDATIONS OF THE SOILS ANALYSIS REPORT.
COMPOST AT A MINIMUM RATE OF FOUR (4) CUBIC YARDS PER ONE THOUSAND (1,000) SQUARE FEET OF PERMEABLE AREA SHALL BE

WATER CONSERVATION NOTES:
The project has been designed to incorporate the following water efficient landscape measures:
• Planning and Design:
All proposed plants have low water use requirements and have been selected to provide an aesthetically pleasing
landscape that integrates into the existing plant palette of the surrounding landscape. Manufactured slopes will be planted
with low water use plarit species to ensure effective erosion control consistent with Carlsbad Landscape Manual standards.
Hedges are proposed to soften and screen the new building from the parking lot.
• Soil analysis and preparation:
Soil testing will be performed throughout the site and soils amended according to soil report recommendations. Organic
compost will be incorporated into the soil to improve moisture holding capacity and improve soil texture and fertility.
• Appropriate Plant Selection:
The proposed plant palette is composed of low water using species (as defined by WUCOLS). Plants are selected with
consideration of their mature sizes to reduce pruning and maintenance, as well as their suitability to soil type and site
specific microclimates. Plants with similar water requirements are grouped together into "hydrozones" thereby promoting
efficient use of irrigation water. Turf grass is not proposed for use in the project due to ifs high water needs.
• Efficient irrigation:
The existing site is irrigated with potable water. New irrigation systems will be installed using water efficient "drip line"
technology and shall comply wrth the City of Carlsbad's Landscape Manual and Water Efficient Landscape Ordinance. The
system will be operated by an automatic controller that uses evapotranspiration and/or soil moisture sensor data to
schedule irrigation and will utllize a rain sensor to suspend irrigation during times of sufficient rainfall.

• Use of Mulches:
A minimum 3 inch deep layer of organic mulch will be applied to landscape planting areas to promote retention of soil moisture
as well as reduce weeds.
• Appropriate Maintenance:
The project will be maintained by trained professional landscape maintenance staff at the Flower Fields who have experience
with the specific conditions and challenges of the site and with excellent knowledge of how to manage horticultural problems
that may occur. The landscape will receive maintenance on a continual basis allowing for quick resolution of irrigation system
problems, further reducing water waste. The use of organic fertilizers and composting will be encouraged to improve soil
texture. Mulch shall be replaced as it decomposes. Trees and shrubs will receive occasional pruning to remove dead stems,
promote blooming, and control size. Irrigation systems will be regularly inspected, maintained and adjusted to ensure proper
coverage and plant health and to prevent overspray and water waste.
