The commercial center will be integral to the concept of a Village Green creating additional opportunities for residents to gather and meet The center is located adjacent to the Village Green Park. The landscape pallette for the new Center will draw from the plantings in and around the park as well as the surrounding streets and neighborhoods. The main entry and central drive will be lined with Pyrus trees to provide a beautiful canopy accent tree and to create a promenade and link to the focal point. Pyrus trees are also to be located behind the fountain in the Village Green Park. These Pyrus trees are within direct view of Finnial Place. The streetscape will be bordered by hedges and roses to further accentuate this link and formal "promenade". This same theme will be utilized to accent the other entry into the center off of Gateway Road and off of Paradise Road. In addition, the interior street running East West within the center will include the promenade theme except Chinese Elm trees will be used to link to the adjoining streetscape themes. At the far eastern edge of the project, Pine trees will be planted along the slope edge to provide a link to the slope and canyon where a number of pines have been planted. A small scale accent tree (crape myrtle) and a skyrocket juniper have been added to break up and soften the building lines. All planting areas to be irrigated according to plant type and environmental exposure shall receive uniform irrigation coverage by means of an automatically controlled, electrically activated underground piped irrigation system for water conservation and to minimize erosion. State of the art automatic controller with master valve capabilities and low precipitation rate equipment shall be used. A reduced pressure backflow preventer will be used to protect the source of potable water from possible backflow contamination. All pressurized mainline and lateral lines will be PVC installed below grade. All irrigation systems shall be installed per local and regional standards. The landscape and irrigation systems shall be designed utilizing all seven of the principals of 'xeriscape'. Good design shall be achieved by separating irrigation systems per micro climatic and plant zones. The soil shall be amended utilizing an agronomic soils report. Drought tolerant and low water demanding plant material shall be used as much as possible. Mulch shall be used in all flower and shrub beds. The project shall be maintained utilizing proper maintenance and management practices. 2. All planting and irrigation will meet or exceed the requirements of the City of Carlsbad Landscape Manual. A separate irrigation water meter shall be provided for common H.O.A. areas. Reclaimed water will be utilized where possible or consideration made for future connection. Shrub areas shall be planted with groundcover and have a 3" mulch layer per Water Conservation Policies section C.3-3.1. All commonly maintained planted areas shall be irrigated with an automatic irrigation control system including a rain shut-off device. State of the art automatic controller with master valve capabilities and low precipitation rate equipment shall be used. A reduced pressure backflow preventer will be used to protect the source of potable water from possible backflow contamination. All pressurized mainline and lateral lines will be PVC installed below grade. All irrigation systems shall be installed per local and regional standards. The landscape and irrigation systems shall be designed utilizing all seven of the principals of 'xeriscape'. Good design shall be achieved by separating irrigation systems per micro climatic and plant zones. The soil shall be amended utilizing an agronomic sails report. Drought tolerant and low water demanding plant material shall be used as much as possible. Mulch shall be used in all flower and shrub beds. The project shall be maintained utilizing proper maintenance and management practices. 2. All planting and irrigation will meet or exceed the requirements of the City of Carlsbad Landscape Manual. A separate irrigation water meter shall be provided for common H.O.A. areas. Reclaimed water will be utilfzed where possible or consideration made for future connection. Shrub areas shall be planted with groundcover and have a 3" . mulch layer per Water Conservation Policies section C.3-3.1. All commonly maintained planted areas shall be irrigated with an automatic irrigation control system including a rain shut-off device.
