Each of the five dwelling units shall have a dedicated water service meter from which their specific irrigation system will be connected to. A sixth water meter shall be dedicated for the irrigation of the homeowners associations landscape areas and City right-of-way (see plan for location of specific areas). The homeowner association irrigation systems shall be designed to operate with non-potable, treated recycled water when it becomes available to this location. ' ........ ····-·---- .· .. WATER CONSERVATION FEATURES • The landscape design was created with a focus on visual interest, ease of maintenance and water ·: efficiency. Plants are located to provide environmental benefit (natural heating and cooling) to the ,: occupants of the built elements. Form, color, texture and appropriateness .in a xeriscape landscape . design was the criteria for plant selection. Soil tests shall be performed to determine existing soil . condition and what appropriate amendments should be added to maximize water holding ability of the · soil as well as nutritional content for use by the variety of plant material selected . , Plants have been grouped together for their individual needs for irrigation and sun-shade exposure. Turf ' has been limited to reduce the water needs of the landscape; sized and located to achieve the most ; impact for water used. Prime use for the proposed turf areas is passive recreation, outdoor space for : small children, family pets and other recreational purposes. The water delivery system proposed for the landscape shall consist of the latest technology of drip line equipment for all shrub areas. Individual bubblers shall be used to precisely irrigation tree roots deeply while low volume spray heads will be limited to turf areas. This technique ensure the elimination of · runoff onto adjacent hardscape or neighboring properties. Smart controllers shall be incorporated to the irrigation system to automatically manage the delivery of water to the plants based on current weather conditions. The irrigation system shall be inspected, adjusted and maintained on an on-going . : basis. · Organic mulch shall be installed in most of the planting areas, excluding turf or-decorative cobble areas • to cool the plant roots, reduce weed growth and limit evaporation of soil moisture.
