GENERAL NOTES
1. These general notes shall apply to all work and all drawings in this set and shall
extend to any changes or additions agreed to during the course of work.
2. The GENERAL CONTRACTOR shall inspect the premises prior to commencing work to
familiarize him/herself with the conditions under which work will be performed.
3. a. The GENERAL CONTRACTOR is responsible for checking drawing documents and
dimensions and existing field conditions to confirm that the work is buildable as
shown. prior to proceeding with demolition and/or construction. All written
dimensions take precedence over scaled dimensions.
b. The GENERAL CONTRACTOR shall report to GREG COLEMAN DESIGNS, in writing,
any existing conditions or questions that require corrections, changes, adjustments or
replacement, in any and/or all, but not limited to the installation of mechanicaL
telephone, electricaL lighting, plumbing, ceiling. sprinklers, fire safety equipment,
walls, and defects found in existing base building (to include all piping, duct work
and conduit}. Any and all correction work shall be included as part of the
construction costs to be submitted. The GENERAL CONTRACTOR is responsible for
obtaining written clarification of the work in question from GREG COLEMAN DESIGNS
before proceeding with construction.
c. There has been no study performed, nor requested, as to the structural integrity of
the building itself, or parts thereof. The GENERAL CONTRACTOR is responsible for
having all drawings concepts and existing installations reviewed regarding such work
as necessary to insure the structural and engineering integrity of the premises and
any of the design concepts contained herein.
4. This project, all work, including materials and workmanship, shall conform to the
requirements of local, state, and federal codes, Jaws, ordinances, to include; 2013
CALIFORNIA RESIDENTIAL CODE (BASED ON 20121RC), 2013 CALIFORNIA BUILDING
CODE (BASED ON 20121BC). THE 2013 CALIFORNIA ELECTRICAL CODE (BASED ON THE
201 I NEC), THE 2013 CALIFORNIA PLUMBING CODE (BASED ON THE 2012 UPC BY
IAPMO), THE 2013 CALIFORNIA MECHANICAL CODE (BASED ON THE 2012 UPC BY
IAPMO), THE 2013 CALIFORNIA GREEN BUILDING CODE AND THE 2013 CALIFORNIA
FIRE CODE (BASED ON THE 2012 IFC). REFERENCE THE APPROPRIATE CODES ON THE
PLANS.
5. The GENERAL CONTRACTOR and subcontractors shall maintain Certifications of
Insurance for workman's compensation, public liability, and property damage for
limits as required by law. The GENERAL CONTRACTOR shall be responsible for
initiating, maintaining, and supervising all safety precautions with the work.
6. The area of work and existing buildings including elevators, lobby, and public
corridors shall be protected from damage. The GENERAL CONTRACTOR and
subcontractors shall provide protection for existing and new areas of work. Any
damage due to this work shall be repaired, replaced. or patched.
7. All work shall be erected and installed plumb, level, square and true. and in proper
alignment.
8. Manufactured materials and equipment shall be installed in accordance with the
manufacturer's recommendations and instructions.
9. The tenant spaces and facilities must be accessible to and functional for the
disabled.
10. Building occupant shall secure permits required by the Fire Department from the Fire
Prevention Bureau prior to occupying this building.
STORM WATER QUALITY NOTES
AND CONSTRUCTION BMP'S
This project shall comply with all requirements of the state permit; California
Regional Water Control Board. San Diego region. order No. 2001.01 NPDES No.
CASOJ0875.

Notes 1-6 below represent key minimum requirements for construction BMP'S.
1. Sufficient BMP'S must be installed to prevent silt, mud, or other construction debris
from being tracked into the adjacent street(s) or storm water conveyance systems
due to construction vehicles or any other construction activity. The contractor
shall be responsible for cleaning any such debris that may be in the street at the
end of each work day or after a storm event that causes a breech in the installed
construction BMP'S.

AU stock piles of uncompacted soil and/or building materials that are intended to
be left unprotected for a period greater than seven calendar days are to be
provided with erosion and sediment controls. Such soil must be protected each
day when the probability of rain is 40% or greater.
A concrete washout shall be provided on all projects which propose the
construction of any concrete improvements that are to be poured in place on the

5. All erosion/sediment control devices shall be maintained in working order at all
times.
6. All slopes that are created or disturbed by construction activity must be protected
against erosion and sediment transport at all times.
The storage of all construction materials and equipment must be protected
against any potential release of pollutants into the environment.

FIRE SAFETY & PREVENTION NOTES
I. The GENERAL CONTRACTOR complete plans and specifications for fire alarm
systems; fire extinguishing systems, including automatic sprinklers and other fire-
protection systems shall be submitted to Fire and Life Safety for review and approval
prior to installation. (CFC Sec. 901 .2)
2. Building owner or representative shall secure permits required by the Fire Department
from the Fire Prevention Bureau prior to occupying this building
3. Fire damper assemblies, including sleeves and installation procedures, shall be
approved by the Building Inspector prior to installation_
4. Separate plans for all fixed and mobile fire protection equipment, and all fire alarm
systems shall be submitted to the local Fire Marshall for approval prior to installation.
5. At least one fire extinguisher with a minimum rating of 2A lOBC shall be provided
within 75' maximum travel distance for each 6,000 square feet or portion thereof on
each floor. (CFC Sec. 906)
6. Complete plans and specifications for fire-extinguisher systems, including automatic
sprinklers and wet and dry sandpipes; halon systems and other special types of
automatic fire extinguishing systems; basement pipe inlets; and other fire-protection
systems and appurtenances thereof shall be submitted to Fire and Life Safety for
review and approval prior to installation. (CFC 901.2)
7. Buildings undergoing construction, alteration and demolition shall be in accordance
with CFC Chapter 14 (CFC 1401.1)
8. Address shall be provided for all new and existing buildings in a position as to be
plainly visible and legible from the street or road fronting the property. (CFC 505.1.)
9_ Decorative materials shall be maintained in a flame retardant condition (Title 19, Sec
3.08, 3.2 I; CFC 804, 806, 807)
10. Installation of fire alarm systems shall be in accordance with CFC 907.
11. Complete plans and specifications for fire alarms systems shall be submitted to Fire
and Life Safety for review and approval prior to installation {CFC 907.1.1)
12. An approved audible sprinkler flow alarm system shall be provided on the exterior of
the building in an approved location. (CFC 903.4.2)
13. All interior openings in 1-hour corridors (doors and frames) are to have 20-minute fire
rated assemblies with self-closers. Doors which require to be left open must have
automatic closures activated by smoke detectors. Door openings shall be protected
with a tight fitting smoke-and-draft control assembly having a fire protection rating
of not Jess than twenty minutes.
14. Exit signs must be internally or externally illuminated. Exit signs shall be illuminated at
all times and connected to an emergency power system in accordance to Section
(C.B.C. 10 I 1.2)
15. Fire extinguishing systems shall be installed in accordance with CFC 903 and comply
with standards of 903.3.
16. All valves controlling the water supply for automatic sprinkler systems and water-flow
switches on all sprinkler systems shall be electrically monitored where the number of
sprinklers is 20 or more. (CFC 903.4).
17. Complete plans and specifications for all fire extinguishing systems including
automatic sprinkler and standpipe systems and other special fire extinguishing
systems and related appurtenances shall be submitted to the City of San Diego for
review and approval prior to installation_
ADDITIONAL NOTES
1. Existing fire alarm and sprinkler system permitted and approved per the original
construction documents.
2. The automatic fire sprinkler system shall conform to the requirements of the 2013
Edition of the National Rre Protection Association Standard# 13.
3. Installation of the Fire sprinkler system shall not be started until complete plans and
specifications (including water supply information and type of existing system, if any)
have been approved by Carlsbad Rre Department_
4. At various stages and upon competition, the system shall be tested in the presence
of the Carlsbad Fire Department.
5. Construction documents approved by the tire code official are approved with the
intent that such construction documents comply in all respects with current code.
Review and approval by the fire code official shall not relieve the applicant of the
responsibility of compliance with this code.
6. It is understood that plans for the project have, at this time, been reviewed for
compliance with all applicable State and City Regulations, and that the project as
a whole has been approved by the City, with the exception of any deferred items
that may be listed.
7. 1/We understand that 1/We will not be authorized any inspection of the deferred
items proposed prior to the submittal and approval of plans and/or calculations for
those deferred items.
8. If required, Complete plans and specifications for all fire extinguishing systems,
including automatic sprinkler and standpipe systems and other special fire
extinguishing systems and related appurtenances shall be submitted to the City of
Carlsbad for review and approval prior to installation. CFC901.2
