WHEBEAS, the Planning Commission of the City of Carlsbad on the 24th day of February, 1959, recommended to the City Council that the tentative map of VILLAGE HOMES UNIT NO. 2 be approved, subject to the conditions hereinafter enumerated in this resolution; and WHEREAS, the City Council of the City of Carlsbad on the 3rd day of March, 1959, considered the recommendations of the Planning Commission; NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Carlsbad, that the City Council does hereby approve said tentative map of VILLAGE HOMES UNIT NO. 2, subject to the following requirements and conditions being performed by the Subdivider: 1. That all new subdivision streets and improvements for existing rights of way or dedications along rights of way shall be constructed to the standards of the City of Carlsbad. Permanent street paving shall consist of 2” or more of asphaltic concrete laid upon sub-base approved by the Depart- ment of Public Services. Where there is paving to match existing roadways, the new paving shall join the existing paving at design grade. 2. That the subdivider shall anage ditch on the easement provided for that purpose, said drainage ditch to meet the re- quirements of The Department of Public Services. 3. That all buildings constructed in this subdivision are to be connected to the Carlsbad Public Sewer System, and construction shall meet the require- ments of the City of Carlsbad. 1 4. All domestic water supplied to this subdivision shall be supplied by the Carlsbad City Water Department and construction shall meet the require- ments of the City of Carlsbad. 5. Sewer and water lines are not to be laid in the same trench in any part of this subdivision. 6. One (I) standard 6" fire hydrant shall be located at the comer of Chestnut and Donna Drive at Lot No. 21. 8. Electric power pole facilities shall be located at the rear of sub- division lots as shown on maps of the San Diego Gas and Electric Company and the Pacific Telephone and Telegraph Company, except that provisions shall be made between Lots 4 and 5, and Lots 16 and 17, for future street lighting when such might be required. 9. AU required street name signs, barricades, and safety devices shall be installed by the subdivider. 10. There shall be installed by the subdivider a temporary turn around at the north end of Donna Drive, said turn around to meet the requirements of The Department of Public Services. 11. The subdivider shall dedicate to the City of Carlsbad a buffer strig at the north end of Donna Drive, said buffer strip to be known as "Lot A". 12. The subdivider shall submit a grading plan to be satisfactory to the Department of Public Services. 13, The subdivider shall allow a sufficient deposit to plant the street trees in accordance with the requirements of the City of Carlsbad. 14. Water mains and services, sewers and laterals, and all other underground utilities shall be installed prior to the paving of the streets; and 15. All improvements required of the subdivider to be installed and dedicated to the City of Carlsbad shall be described in improvement plans approved by the Department of Public Services, and no construction shall commence until such plans are approved. BE IT FURTHER RESOLVED that the City Clerk is hereby directed to place a copy of this resolution in the usual course of mail, addressed to the Subdivider at his address as shown on the tentative map.
