WHEREAS, the Planning Commission of the City of Carlsbad on the 28th day of July, 1959, recommended to the City Council that the tentative map of BRENTWOOD VILLAGE be approved, subject to the conditions herein- dter enumerated in this resolution; and WHEREAS, the City Council of the City of Carlsbad on the 4th day of August, 1959, considered the recommendations of the Planning Commission, NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Carlsbad, that the City Council does hereby approve said tentative map of BRENTNUOD VILLAGE, subject to the following requirements and conditions being performed by the Subdivider: 1. That the tentative subdivision comply with the subdivision ordinance. 2. That the typical half section showing the improvements in Harding Street be changed to twenty feet (20') from the centerline of Harding Street. 3. That the typical section showing the improvements in Avocado Lane be changed to a thirty-six foot (36' ) roadway width with a six inch (6") crown. Lot '"A" shall be offered to the City of Carlsbad, but not for public 4. use. 5. An interior eight foot (8 '1 easement for public utilities in Lot 12, lying adjacent to the easterly property line be provided. 6. A permanent fifty foot (50') radius turnaround at the westerly end of Avocado Lane shall be provided. so that a lot will create a buffer strip at the westerly end. This turnaround may terminate Avocado Lanc 7. All subdivision streets and improvements for existing rights of way shall be constructed to the standards of the City of Carlsbad. street paving shall consist of two inches (2") or more asphaltic concrete with seal coat laid upon subbase approved by the Engineering Department. Storm drainage facilities shall be provided as needed at the westerly end of Avocado Lane. This includes a curb inlet with closed conduit of suf- ficient size to drain Avocado Lane. A sidewalk under drain structure to be installed at the drainage conduit outlet in Palm Avenue. 9. All required street name signs, barricades and safety devices shall be installed in the subdivision. 10. Water mains and one inch (I") copper services, sewers and laterals, and all other underground utilities shall be installed prior to the a 9 10 11 12 13 14 15 16 3-7 18 19 20 21 22 23 24 paving of the streets. 11. The municipal water system is capable of serving the subdivision I I I I/ with extensions constructed in Avocado Lane. All pipe lines, fittings and services shall conform to the standards of the City of Carlsbad. 12. Sewer extension will be necessary in Avocado Lane. All con- struction of the sewer system shall be in accordance with the standards of the City of Carlsbad. 13. All improvements which are required of the subdivider to be in- stalled and dedicated to the City of Carlsbad shall be described in improve- ment plans approved by the Engineering Department, and no construction 30 shall commence until such plans are approved. 3L 32 14. Au. buildings constructed in this subdivision will be connected to 1 the Carlsbad Public Sewer System, provided special permission is obtained 1 I I I from the City Council under the emergency conditions presently existing. 15. All domestic water supplies to this subdivision will come from the I t \ Carlsbad City Water Department. 16. The sewer and water lines shall not be laid in the same trench in any part of this subdivision. I I 17. Proper drainage shall be maintained throughout the subdivision SO as to prevent ponding and/or storage of surface water. 18. One (I) standard six inch (6") fire hydrant shall be located at the southeast corner of Lot 1. 19. Sidewalks shall be constructed along Harding Street with a width of four feet (4l). PASSED, APPROVED AND ADOPTED by the City Council of the City of Carlsbad at a regular meeting of the City Council held on the 4th day of August, 1959.
