RESOLUTION NO, 622
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CARLSBAD APPROVING THE TENTATrVE MAP OF LEBAR ESTATES UNIT NO. 1 SUBDIVISION,
WHEREAS, the Planning Commission of the City of Carlsbad on the
22nd day of December, 1959, recommended to the City Council that the
tentative map of LEBAR ESTATES UNIT NO, 1 be approved, subject to the
conditions hereinafter enumerated in this resolution; and
WHEREAS, the City Council of the City of Carlsbad on the 5th day of
December, 19 605 considered the recommendations of the Planning Commissioi
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Carlsbad, that the City Council does hereby approve said tentative
map of LEBAR ESTATES UNIT NO. 1, subject to the following requirements
and conditions being performed by the Subdivider:
I. That the tentative subdivision comply with the subdivision ordinance.
2. All buildings constructed in this subdivision shall be connected to
the Carlsbad public sewer system.
3. All domestic water supplied to this subdivision shall be supplied by
the Carlsbad City Water Department.
4. Sewer and water lines shall not be laid in the same trench in any
part of this subdivision.
5. Proper drainage shall be maintained throughout the subdivision so
as to prevent ponding and/or storage of surface water.
6. The paved width as shown on the tentative map as "B" Road shall
be increased from 36 feet to 40 feet so that when this street is extended to the
west it will connect with and match Yourell Street. Also a 30 foot right-of -
way shall be dedicated for street purposes along Forest Avenue
7. A 24 inch storm drain pipe shall be installed from the intersection
of Forest Avenue with "B" Road, with a head-wall on the south side of Forest
Avenue, extending across Forest Avenue and along "B" Road to a point where
the flow line of the pipe will meet the gutter grade of "B" Road.
8. A new 6 inch T.A. C. water main shall be laid by the City Water

Department, from Forest Avenue (westerly) with its intersection with Highland
Drive to the most westerly limits of the subdivision.
9. Two (2) 6 inch standard fire hydrants shall be provided, one to be
located at the northwesterly corner of Lot 11, and the other to be located at
the southwesterly intersection of Forest Avenue and Wilson Street.
IO. Inasmuch as the sanitary sewer mains and manholes as shown on thc
tentative map lead to an existing pump on Forest Avenue, each lot shall pay
a contributional inclusion fee ot $100.00 as their share of the cost of this
pumping plant with the exception of Lots 5 through 9. This fee shall be in
addition to the usual $50.00 a lot charge as a contributional inclusion fee to
the present sewage treatment plant, which applies to all lots.
tt ri 11. Streets shown as '!Arr Road and B Road on the tentative subdivisio
map shall be named, the names to be approved by the Planning Commission,
12. The subdivider shall furnish the U. S, Post Office, Carlsbad,
California, with a copy of the final subdivision map.
13. All improvements required of the subdivider to be installed and
dedicated to the City of Carlsbad shall be described in improvement plans
approved by the City Engineer, and no construction shall commence until
such plans are approved.
BE IT FURTHER RESOLVED that the City Clerk is hereby directed
to place a copy of this resolution in the usual course of mail, addressed to
the subdivider at his address as shown on the tentative map.
PASSED, APPROVED AND ADOPTED by the City Council of the
City of Carlsbad at a regular meeting of the City Council held on the 5th day
of January, 1960.
