RESOLUTION NO. 905.
A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF CARLSBAD, APPROVING
TENTATIVE MAP OF FALCON HILLS UNIT SUBDIVISION.
WHEREAS, the Planning Commission of the City of Carlsbad on the 14th
day of May, 1963, recommended to the City Council that the tentative map of
FALCON HILLS UNIT NO. 2 subdivision be approved; and
WHEREAS, the City Council of the City of Carlsbad on the 21st day of
May, 1963, considered the recommendation of the Planning Commission;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City
of Carlsbad, that the City Council does hereby approve said tentative map of
FALCON HILLS UNIT NO. 2 subdivision, subject to the following require-
ments and conditions being performed by the Subdivider:
1. All domestic water supplied to this subdivision shall be supplied by
the Carlsbad City Water Department.
2. All buildings constructed in this subdivision shall be sewered by the
Carlsbad Public Sewer System.
3. Sewer and water lines shall not be laid in the same trench in any part
of this subdivision.
4. Proper drainage shall be maintained through out the subdivision so as
to prevent ponding and/or storage of surface water.
5. One (1) Standard six inch (6" fire hydrant shall be located at the
following:
(a) The Northeast corner of Sandy Drive and Falcon Drive.
(b) The lot line of lots 8124 and 8125.
(c) The corner of Donna Drive and Elm Street.
(d) The lot line of Lots #47 and 848.
(e) The lot line of lots J57 and #58.
(f) The Southeast corner of Sandy Dkive and Talon Street.
(g) The Northeast corner of Sandy Drive and Monroe Street.
(h) The lot liz~ of lots #99 and #loo.

6. Six inch (6'7 diameter water main with standard fire hydrants and
appurtenances as required by the City shall be installed.

water services shall be constructed to serve each lot.

7. Eight inch (8") diameter sanitary sewer including required manholes
and appurtenances with four inch (4") diameter service laterals for each lot
shall be constructed as required by the City. Pipe diameter of various lateral
mains may be reduced to six inches (6") if the required minimum grade can be
met and the designations are approved by the City Engineer.
8. Storm waters shall be surface drained to Monroe Street and Elm
Avenue. A storm drain main shall be constructed in Monroe Street from Elm
Avenue to Basswood Avenue. Detailed design and cost participation, if any,
in this drain, shall be sugject to determination by the City Council.
9. Survey monuments and street trees shall be installed as required by
City standards .
10. Alignment, location and grade of all improvements shall be sugject
to approval of the City Engineer.

12. Street paving shall consist of two inches (2rr) of asphaltic concrete
with stone chip seal coat laid on four inches (4") of decomposed granite base.
The City of Carlsbad shall reimburse the subdivider for the increment of cost
resulting from extra width and depth of pavement required for Elm Avenue.
13. Type "GIt concrete curb and gutter shall be installed in all streets.
Concrete cross gutters shall be six feet (6" wide and located as required for
drainage.
14. Sidewalks shall be four feet (4") in width and located six inches (6")
from the street right of way line.
€5. All required street name signs, barricades and safety devices shall
be installed.

16. Proposed Lots 26-30, radiating around the loop of Sandy Drive as
submitted, which have 10% or more area in excess of the required minimum ar

18. The width of proposed local streets as submitted is satisfactory,
however, the following through streets and arterials shall be established as
follows:
(a) Elm Avenue - right of way width 84 feet, curb to curb width 64 fc
(b) Canon Street - Monroe Street and Donna Drive - right of way
width 60 feet, curb to curb width 40 feet.
19. To provide sa2e and adequate roadway for vehicular movement at
street intersections, property line radii lengths should be increased as follows:
(a) At Elm Avenue and Donna Dr., proposed Lot 129, from 20* to 30
(b) At Elm Avenue and Monroe Street, proposed Lot 109, from 20'
to 40'.
20. "Sandy Drive" as a proposed street name conflicts with "Sandy Placc
and Sandra Place", existing street names. A new name shall be submitted for
this street.
21. Because of previous development of surrounding properties, locatior
of utility poles shall be placed in the street.
22. A grading plan shall be submitted as required by ordinance prior to
issuance of building permits on any of the lots.
23. The subdivider shall furnish the U. S. Post Office, Carlsbad,
California, with a copy of the final subdivision map.
24. All improvements required of the subdivider to be installed and
dedicated to the City of Carlsbad shall be described in improvement plans
approved by the City Engineer, and no construction shall commence until such

plans are approved.
BE IT FURTHER RESOLVED that the City Clerk is hereby directed to
place a copy of this resolution in the usual course of mail, addressed to the
subdivider at his address as shown on the tentative map.
PASSED, APPROVED AND ADOPTED by the City Council of the City
of Carlsbad at a regular meeting of the City Council held on the 21st day of
May, 1963, by the following vote, to wit:
AYES: Councilmen McPherson, Bierce, Guevara, Neiswender and Hughe
