WHEREAS, the Planning Commission of the City of Carlsbad on the 28th day of May, 1963, recommended to the City Council that the tentative map of STELLA MARIS ESTATES SUBDIVISION be approved; and WHEREAS, the City Council of the City of Carlsbad on the 4th day of June, 195 3, milsidered the recommendation of the Planning Commission; NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Carlsbad, that the City Council does hereby approve said tentative map of STELLA MARIS ESTATES SUBDIVISION, subject to the following requirements and conditions being performed by the Subdivider: 1. All domestic water supplied to this subdivision shall be supplied by the Carlsbad City Water Department. 2. All buildings constructed in this subdivision shall be sewered by the Carlsbad Public Sewer System. 3. Sewer and water lines shall not be laid in the same trench in any part of this subdivision. 4. Proper drainage shall be maintained throughout the subdivision so as to prevent ponding and/or storage of surface water. 5. No additional fire hydrants will be required for this subdivision, since it is covered by existing fire hydrants. 6. Lots radiating around cul-de-sac circles having 10% or more area in excess of the minimum represent good land planning and exception shall be permitted to reduce the required lot frontage from sixty feet (601) to fifty feet (50') at the front yard setback line. 7. A grading plan shall be submitted as required by ordinance prior to issuance of building permits on any of the lots. 10. Street paving shall consist of two inches (2r') of asphaltic concrete with stone chip seal coat laid on four inches (4") of decomposed granite base. 13. Type "G" concrete curb and gutter shall be installed in all streets. Concrete cross gutters shall be six feet (6*) wide and located as required for drainage. 14.
