A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CARLSBAD, APPROVING THE
TENTATIVE MAP OF CARLSBAD MANOR SUB- DIVISION.
MHEREAS, the Planning Commission of the City of Carlsbad on
he 24th day of October, 1967, recommended to the City Council that
he tentative map of Carlsbad Manor Subdivision be approved; and
UHEREAS, the City Council of the City of Carlsbad on the
th day of November, 1967, considered the recommendation of the
1 anning Commis s i on.
NOW, THEREFORE, BE IT RESOLVED the City Council of the city
f Carlsbad, that the City Council does hereby approve said tentativ
of CARLSBAD SUBDIVISION, subject to the foll owing require-
ents and conditions be-lng performed by the Subdivider:
1. A1 1 domes ti c water supplied to this subdivision shall be
upplied by the Carlsbad City Water Department.
2. All buildings constructed in this sub ivision shall be
ewered by the Carlsbad Public Sewer System.
3. Sewer and water 1 ines shall not be laid in the same trench
n part of this subdivision.
4. Proper drainage shall be maintained throughout the sub-
ivision so as to prevent ponding and/or storage of surface water.
5. One (1) standard six-inch (6") fire hydrant shall be at the

11. All lots are to conform to zone requirements unless proper
variances are obtained. Panhandle lots shall be separately approve1

along street frontages and terminations, at adjoining properties,
as required by the City.
13. A11 distribution utility facilities within the boundaries
of the subdivision shall be placed underground as equired by
Ordinance.
14.. Ornamental street lighting shall be provided for as re-
quired by Ordinance.
15. A grading plan shall be submitted as part of the subdivi-
sion improvement plans.
16. Location, grade and details of proposed improvements as
indicated upon the Tentative Map.shal1 be subject to revisions as
required for improvements plans, and approval of the map will not
imply acceptance as submitted.

17. All improvements shall comply with the standard plans and
pecifications of the City of Carlsbad.
18. Street paving shall consist of tow inches (2") of asphalti(
:onCrete with stone chip seal coat laid upon six inches (6"l of
lecomposed granite base material on approved subgrade. Nhere street
irades are 8% or greater, a heavier duty pavement shall be required.
19. Type "G" concrete curb and gutter is to be installed in
111 streets. Concrete cross gutters shall be six feet c6') in
iidth and located as required for drainage.
20. Sidewalks shall be five feet (5') in width and located
:ontiguous to the curb throughout the subdivision.
21. All required street name signs, barricades and safety
ievices shall be installed.
22. A complete drainage study shall be included with the im-
irovement plans for City approval. Drainage improvements shall
include standard inlets and conduit to satisfactory discharge points
including easements and permits as necessary. The development of
the property will require an extensive underground drainage system.

23. Mater mains, including one inch (1") diameter services to
each lot are to be constructed as required by the City. It is to be
noted that there is a One Hundred Dollar ($lOO.OOl per acre water
inclusion fee on approximately two-thirds (2/3) of the subdivision
acreage. There is a water main front line cost on Park Drive for
part of the subdivision.
24. Sanitary sewers, including required manholes and appurten-
ances with four inch (4") diameter service laterals for each lot
shall be constructed as required by the City. Unless otherwise
approved by the City Engineer, sewers shall be 8" in diameter and

no cleanouts shall be used. If it is determined that any adjoining
property should be sewered through this development, then suitable
easements shall be provided as required.
A portion of the property is included in a proposed 1911 Act
Sewer Improvement District. If the District fails, this subdivision
shall be required to construct an offsite sewer system from Adams
Street and Park Drive.
25. Survey monuments and street trees shall be installed as
required by City standards.
26. Alignment, location and grades of all improvements are
to be subject to approval of the City Engineer. Complete plans and
specifications shall be submitted as required for checking and
approval before construction of any improvement is commenced.
