RESOLUTION NO. 1468
A RES-OLUTION OF THE CITY COUNCIL OF THE CITY OF CARLSBAD, APPROVING E TENTATIVE MAP OF ESTER0 SAN SIMON SUBD
WHEREAS, the Planning Commission of the City of Carlsbad on the
12th day of December, recommended to the City Council that the ten-
tative map of Estero San Simon Subdivision be approved; and
WHEREAS, the City Council of the City of Carlsbad on the 19th
day of December, considered the recommendations of the Planning
Commi s si on ;
NOM, THEREFORE, BE IT RESOLVED by the City Council of the City
of Carlsbad, that the City Council does hereby approve said tenta-
tive map of Estero San Simon Subdivision, subject to the following
requirements and conditions being performed by the Subdivider:
1. All domestic water supplied to this subdivision shall be
supplied by the Carlsbad City Water Department.
2. All buildings constructed in this subdivision shall be
sewered by the CArlsbad Pulbic Sewer System.
3. Sewer and water lines shall not be laid in the same trench
in any part of this subdivision.
4. Proper drainage shall be maintained throughout the subdivi-
sion so as to prevent ponding and/or storage of surface water.
5. One (1) standard six-inch (6") fire hydrant shall be at the
fol 1 owing 1 ocations :
(a) The corner of Park Drive and "A" Street.
(b) The extreme end of ''A" Street.
(c) The corner of I'B" Street.
(d) The extreme end of IIB" Street.
(e) The lot line of Lots No. 32 and No. 33.
In addition to the listed hydrants, there shall be a wharf hy-
drant at the extreme end of 'IC" Street;
6. The subdivision shall be severed from the original 119.6
acre parcel by an approved record map as required by the City.

7. The subdivision shall either be developed as one unit, or
in the units that are proposed on the tentative map. Street access
must be provided to any sequence of units.
8. Dedicated and improved street access for the subdivision
shall be provided by the extension of Park Drive from its inter-
section with Marina Drive. The offsite street extension will be
approximately 1,060 feet in length. This extension of Park Drive
need not be part of the subdivision map, provided it is accomplishe
separately and concurrently with the acceptance of the subdivision
map by the City. This will require the subdivider to furnish to
the City all necessary plans and plats, dedications, improvement
bond, and a separate improvement agreement for this street.
The final development of Park Drive is to be 48' of pavement on
68' of right of way, with standard curb, gutter, sidewalks, street
lights and utilities. The improvement to be required from this sub
division should be a policy decision as fol 1 ows :
Park Drive shall be improved with 28' of pavement with an as-
phalt berm and a 2' walkway;
9. A1 1 lots shall comp 1 y with zone requirements unless other-
wise approved by the City.
10. Barrier strips shall be deeded to the City along street
openings that abut adjoining properties, as required by the City
Engineer. All streets shall have approved names.
11. All distribution facilities within the boundaries of the
subdivision shall be placed underground.
12. Ornamental street lighting shall be installed as required
dicated on the tentative map will be subject to revision as require
improvement plans, and ap rova] of the tentative map does not
imply approval of such improvements as shown thereon.
14. All improvements shall comply with the standard plans and
specifications of the City.

15. Street paving shall be designed based on the soil tests of
he subgrade and shall be as designated by the City Engineer. The
oundary street for Unit No. 3 shall have no. less than half-width
avement plus 10' of pavement west of centerline for its entire
ength from Park Drive through the cul-de-sac.
16. Type "G" concrete curb and gutter shall be installed in a1
treets. Concrete cross gutters shall be 6' in width and located
1s required by the City.
17. Sidewalk hall be 5' in widt located contiguous to
:he .curb.
18. All required street name signs, barricades and safety devi
:es shall be installed.
19. A grading plan shall be submitted as part of the subdivi-
;ion improvement plans. Elevations of filled ground shall not be
less than set forth in the approved drainage and hydralic study.
20. Water mains, including 1" diameter services to each lot
;hall be constructed as required by the City. An oversized, water
nain shall be constructed in Park Drive, with City participation
recommended. The area is subject to water inclusion fee of $100.00
per acre.
21. Sanitary sewers, including 4" diameter laterals to each
lot, shall be constructed as required by the City.
22. Survey monuments and street trees shall be installed as
required by the City.
23. Alignment, extent, location and grades of all improvement
shall be subject to the approval of the City Engineer. Complete
plans and specifications shall be submitted for checking and approv
before construction of any improvement is commenced.
24. A drainage and hydraulic study of the subdivision as it
affects the drainage basin shall be submitted for approval, and
subdivision drainage and protection improvements shall be based on
said study. Lots shall be either fully protected against flooding

AND, BE IT FURTHER RESOLVED that the City Clerk is hereby i
properly protect the City.
25. A complete soils investigation, report and recommendations
directed to place a copy of this resolution in the usual course
of mail, addressed to the subdivider at his addre as shown on
tentative map.
PASSED, APPROVED AND ADOPTED b City Counci of the City of
Carlsbad at a regular meeting of the City Coun
day of December, 1967.
