I CITY OF CARLSBAD, APPROVING THE TENTATIVE
P FOR 10-UNIT CONDOMINIUM DEVELOPMENT KNOWN AS CARLSBAD TRACT NO. 71-1.

WHEREAS, the Planning Commission of the City of Carlsbad on

the 13th day of April, 1971, recommended to the City Council that
the tentative map of a 10-Unit Condiminium Development known as I

WHEREAS, the City Council of the City of Carlsbad on the 4th

lo! day of May, 1971, considered the recommendation of the Planning
Commission;

13' of Carlsbad that the City Council does hereby approve said tenta-
141 tive map of a 10-Unit Condominium Development known as Carlsbad
151. Tract No. 71-1, subject to the following requirements and condition

21 3. That the development of any fence or wall on subject pro-
z2 perty shall be in conformance with City Ordinances and approved by

developed with walkways, patios, landscaping, and sprinkler system
in conformance with a plan prepared by a registered landscape
architect and approved by the Planning Department.

6, That documents concerning the maintenance of all common
facilities and building exteriors shall be submitted to the staff
for approval as part of final map submittal.
7, That building plans shall be submitted to the Fire
Department for review, prior to issuance of a building permit.
8. That subdivision of subject property shall necessitate
compliance with Ordinance No. 9190,"Dedication of Land for Park
and Recreational Facilities, or Fee in Lieu Of."
9. That applicant shall deposit with the City funds sufficien-
in the opinion of the City Engineer for the installation of one
(1) street light at the site of subject property.
PASSED, APPROVED AND ADOPTED at a regular meeting of the
Carlsbad City Council held on the 4th day of May, 1971, by the
following vote, to wit:
AYES: Councilmen McComas, Jardine, Castro and Lewis.
NOES: None.
ABSENT: Councilman Dunne.
