MUEREAS, the Planning Commission of the City of Carlsbad on
the 11th day of January, 1972, recommended to the City Council
that the tentative map of Bristol Regency, a condominium develop-
ment, known as Carlsbad Tract No. 71-7 be approved; and

WHEREAS, the City Council of the City of Carlsbad on the
18th day of January, 1972, considered the recommendation of the
I Planning Commission; I
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Carlsbad that the City Council does hereby approve said

tentative map for a 21-unit condominium development, known as
Carlsbad Tract No. 71-7, subject to the following conditions being
performed by the owner:
1. That the proposed condomi\nium shall be developed, generalily l7 I) 18

in conformance with the tentative map labeled exhibit "A".
2. That an architectural theme shall be developed as shown
on applicant',s rendering and elevations labeled exhibit 'IB".
3. That a landscaping and sprinkler plan prepared by a
registered landscape architect be submitted to the Parks and
Recreation Director for review prior to issuance of a building
permit.
4. That the applicant shall comply with the City of Carlsbad
Ordinance 9190, "Dedication of Land for Parks or Fees in Lieu of.''
5. That the proposed development be constructed to meet
standards of Fire Zone 2.

of street lights as required by the City Engineer.
8. A final subdivision map will be required, per Subdivisioi
Map Act and City Ordinances.
9. Documents concerning the maintenance of all common
facilities and building exteriors shall be submitted to the staff
for approval as part of final map submitted.
10. An offer of dedication for future street purposes for
widening Park Drive and portions of Marina Drive at the inter-
section to the ultimate width as required by the City Engineer
shall be included on the final map.
11. Developer shall enter into a future improvement agree-
ment for the construction of normal subdivision improvements,
including the widening of Park Drive adjacent to the development.
PASSED, APPROVED AND ADOPTED at a regular meeting of the

Carlsbad City Council held on the 18th day of January, 1972, by
the following vote, to wit: 1
AYES: Cmn. Dunne, McComas, Jardine, Castro and Lewis.
NOES : None.
