mission adopted Resolution No. 1256 recommending to the City
Council that Tentative Map (CT 76-3) be conditionally approved; and
WHEREAS, the City Council of the City of Carlsbad, on
June 15, 1976, considered the recommendation of the Planning
Commission; and
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF CARLSBAD, CALIFORNIA, APPROVING WITH CON-
DITIONS TENTATIVE MAP (CT 76-3) FOR A 117-LOT
SUBDIVISION ON PROPERTY GENERALLY LOCATED ON THE WEST SIDE OF RANCHO SANTA FE ROAD BETWEEN LA
COSTA AVENUE AND SAN MARCOS CANYON. APPLICANT:
LA COSTA LAND COMPANY.
WHEREAS, on May 26, 1976, the Carlsbad City Planning Com-

0 City of Carlsbad as follows:
A. That the above recitations are true and correct.
B. That said Tentative Map, together with the provisions
for its design and improvement and subject to the conditions of
1 this resolution, is consistent with all applicable general and
specific plans of the City of Carlsbad.
C. That the findings of the Planning Commission, in
Resolution No. 1256, constitute the findings of the City Council
in this matter.
D. That Tentative Map (CT 76-3) is hereby approved subject
WHEREAS, an Environmental Impact Report was certified as
complete for a previously issued entitlement for this project,
and the Planning Director has found the Tentative Map (CT 76-3)
to be in prior compliance with the City of Carlsbad Environmental
Protection Ordinance of 1972;
I NOW, THEREFORE, BE IT RESOLVED by the City Council of the
28 to all applicable requirements of the Carlsbad Municipal Code and
to the satisfaction of the following conditions:
1. Approval of that portion of CT 72-20, adopted by the
City Council on June 5, 1973 (Resolution No. 3129),
included in this approval shall be amended by this
approval.
2. The approval is granted for the land described in the
application and attachments thereto, and as shown on
the plot plan submitted, labeled Exhibit "B", dated
April 9, 1976, except as indicated herein. The final
map shall be submitted for approval within eighteen
months from the date of final action by the City Council.
The final map shall be in substantial conformance with the tentative subdivision map, Exhibit IIB", except as provided by the development conditions of SP-176.
3. Street names shall be designated in accordance with
City Council Policy 20 and shall be approved by the
Planning Director prior to approval of the final map.
4. Lot 115 shall be divided into two lots. The portion labeled "Open Space" shall become Lot 117 as indicated
on Exhibit I'B", dated April 9, 1976, and the remainder
designated as Lot 115. An open space easement for purposes of maintenance and improvement shall be granted to the City of Carlsbad for open space and parks pur- poses. Both dedications on Lots 115 and 117 shall occur
concurrent with final map recordation.
5. The applicant shall grant to the City of Carlsbad a twenty-foot wide easement for public access over the length of Lot 116, the location of which shall be determined prior to approval of the final map.
6. The applicant shall grant an open space easement for
maintenance and improvement purposes over the remainder
of Lot 116 concurrent with final recordation.
7. Prior to the issuance of any building permits, the
applicant shall submit a permanent landscaping and
irrigation plan to the Parks and Recreation Director for his approval. The plan shall:
a) Cover those slopes at the rear of Lots 1-6, 28-31,
48-65, 100-102, 115, 116 and the slope at the east
side of Lot 41.
b) Utilize fire-retardant, drought-resistant landscap-
ing which includes trees and shrubs which reach a variety of sizes at maturity.
c) Utilize an irrigation system appropriate for common
maintenance of the required landscaping in conform-
ance with Conditions 9, 10 and 11.

Concurrent with final map recordation, the applicant
shall grant an easement over the slopes to be landscaped
and irrigated in conformance with Condition 7(a) ,
the purpose of landscape maintenance.
All drainage easements shall be improved by a culvert or
drainage channel of adequate size, whichever is required
by the San Diego County Department of Sanitation and
Flood Control. Where a drainage channel is required,
such channel shall be lined with a suitable material as
specified by the County Department of Sanitation and
Flood Control. All easements shall be monumented along
property lines at locations approved by the County
Department of Sanitation and Flood Control. An access
easement shall be provided to each drainage system
maintenance access point not directly accessible from
a public roadway, said access easement shall be paved and aligned to the satisfaction of the County Department
of Sanitation and Flood Control.

10. Additional drainage easements and drainage structures
shall be provided or installed as may be required by
the San Diego County Department of Sanitation and Flood
Control.
11. All surface waters originating within the subdivision
and all surface waters that may flow onto the subdivis-
ion from adjacent lands shall be disposed of by a drainage system satisfactory to the County Department of
Sanitation and Flood Control.
PASSED, APPROVED AND ADOPTED at a regular meeting of the
Carlsbad City Council held on the 15th day of June I
1976, by the following vote, to wit:
