RESOLUTION NO. 6635
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
CARLSBAD, CALIFORNIA, RESCINDING A PREANNEXATION
TENTATIVE SUBDIVISION MAP (CT 80-44), GENERALLY
LOCATED ON THE WEST SIDE OF LAUREL TREE ROAD,
SOUTH OF PALOMAR AIRPORT ROAD,
APPLICANT: SUDAN INTERIOR MISSION
WHEREAS, on December 17, 1980 the Carlsbad Planning Commission
2dopted Resolution No. 1741 approving a Conditional Use Permit
(CUP-190); and
WHEREAS, the City Council of the City of Carlsbad did on
Iecember 17, 1980 adopt Resolution No. 6415 conditionally approving
3 Tentative Subdivision Map (CT 80-44); and
WHEREAS, the City Council of the City of Carlsbad did on August
4, 1981 determine that the project is not a subdivision and does
not require a Tentative Subdivision Map;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City
of Carlsbad, California as follows:
A. That the above recitations are true and correct.
B. That Tentative Subdivision Map (CT 80-44) is hereby rescindc
and that the Planning Commission is directed to add the following
conditions to the Conditional Use Permit (CUP-190).
CONDITIONS
General
2) If the updated Land Use Plan for Palomar Airport indicates that
the subject property is in a noise impact area (65 CNEL), the
applicant shall grant appropriate easements or execute appro-

priate agreement documents so that the city, and the airport
will not be held responsible for airport-related noise impacts.
A note so indicating this shall be placed on the final map.
The applicant shall prepare a detailed landscape and irrigation
plan which shall be submitted to and approved by the Planning Director prior to final map approval.
Approval of Tentative Tract No. CT 80-44 is granted subject to approval of Conditional Use Permit 190 and all conditions of CUP-190 shall be complied with.
The applicant shall submit a street name list consistent with the city's street naming policy subject to the Planning Direc- tor's approval prior to final map approval.
Fire Department
13)
Additional public and on-site fire hydrants shall be provided
subject to the approval of the Fire Marshall.
The applicant shall submit two (2) copies of a site plan show- ing locations of existing and proposed fire hydrants and on- site roads and drives subject to the approval of the Fire
Marshall.
An all weather access road shall be maintained throughout con-
struction.
Water for fire protection shall be provided before combustibles
are on building site.
Fire retardant roofs shall be provided on all structures sub-
ject to the approval of the Building and Fire Department.
Brush clearance shall be maintained within a minimum distance
of 30 feet to each residence.
All fire alarm systems, fire hydrants, extinguishing systems, automatic sprinklers, and other systems pertinent to the projec- shall be submitted to the Fire Department for approval prior to
construction.
Due to excessive response time, the applicant shall install a
sprinkler system in each building or a supervised alarm system.
Engineering Department
14) The developer shall obtain a grading permit prior to the com- mencement of any clearing or grading of the site.
15 The grading for this project is defined as "controlled grading"
by Section 11.06.170(a) of the Carlsbad Municipal Code. Grad-

testing to insure compliance of the work with the approved
grading plan, submit required reports to the City Engineer and
verify compliance with Chapter 11.06 of the Carlsbad Municipal Code.
L6) The developer shall comply with all the rules, regulations and
design requirements of the respective sewer and water agencies regarding services to the project including off-site sewer and water facilities.
L7) Private Street "A" and "B" shall have a minimum width of 24 feet.
18) The design of the private street and private drainage systems shall be subject to the approval of the City Engineer prior to
the issuance of a building permit.

PASSED, APPROVED AND ADOPTED at a regular meeting of the Plan-
ning Commission of the City of Carlsbad, California, held on the
4th day of August , 1981 by the following vote, to wit:
