HomeMy WebLinkAbout1958-04-08; Planning Commission; Resolution 611 2 3 4 5 6 0 0 RESOLUTION NO. 61 RESOLUTION QF THE GARLSBAD CITY PLANNING COMMISSION AECOMMENDING APPROVAL OF THE TENTATIVE MAP OF GARLSBAD GAIIDENS, WHEREAS, the Carlsbad City .Planning Gomrnission did receive 7 Chestnut Avenues, being Re-Subdivision No. 1 of a portion of Tract 253 9 Schlanger, located on the east side of Monroe Street between Bassw cod 8 March 20, 1958, a tentative map of Carlsbad Gardens, submitted by J. 10 2 54 of Thum Lands , Map No. 168 1; and 11 WHEREAS, on April 8, 1958, the Planning Cornmission did cons 12 eration the reports of the various City agencies and committees; 14 WHEREAS, the Planning Commission did at that time take into c 13 the tentative map as submitted, comprised of sixty-one (61) lots; and 15 NOW, THEREFORE, BE IT RESOLVED that the tentative map 16 CAXLSBAD GARDENS be approved, subject to the following conditions: 17 1. All buildings constructed in this subdivision are coznected to 18 Carlsbad Public Sewer SysGem. 19 2, All domestic water supplied to this subdivision comes from t 20 Carlsbad Mitual Water Company. 21 3. That sewer and water lines are not laid in the same trench ir 22 part of this subdivision. 23 I 4. Proper drainage is maintained throughout the subdivision so 24 25 26 27 20 29 to prevent ponding and/or storage of surface water. 5. Subject subdivision is within the Carlsbad Mutual Water Com service area, is properly water stocked, andmay be served upon install of mains and service meters to each lot according to the Mutual Water ( requirements. 6. Fire Hydrants shall be located as. follows: 30 (c) Corner of "B" and "E" Streets on Lot #49; and 32 (b) Corner of "At' and "B" Streets 01: Lot #35. 31 (a) Corner of "A" Street & Monroe on Lot #11. A typi cal cross-section of the proposed improvement for the existing right-of-way of Monroe Street shall be added: The improvemc be required shall be as decided upon after the decision of the proposed of zone is reached, to conform to the R-3 zone of Ordinance No. 9050. 8. Details for the proposed alley between Monroe Street and "G' shall be required, as indicated in item (7) above, the general requirem here also shall be set forth in detail with the zone change, 9. Definite street names shall be provided, as the streets are dt nated by letters only on the map. 10. Lots 10, 11 , 29 and 38 appear to have insufficient lot widths all corner lots must have a qinirnum lot width of 70 feet. 11. The parcel of land between Lots 26 and 27 shown on said ma "Not part of this subdivision" has an existing building, and the lot lineE lishing this parcel shall allow for the minimum side yard requirement2 12. The drainage easement located between Lots 23 and 24 shall widened to at least 8 feet. 13. The subdivider shall have a one foot buffer strip established the terrninus of all streets and alleys abutting private properties. 14. All subdivision streets and alleys shall1 be improved to the c of the City of Carlsbad. All streets shall have concrete curb and gutte asphaltic concrete paving of two or more inches thickness. Alleys sha paved with a three inch asphaltic concrete paving. In both cases, pavir be laid upon sub-base as approved by the Engineering Department of th of Carlsbad. 15. Considering the general development of the area with the 75C square foot minimum lots, the vertical fact type "G" combination curb gutter shall be required. 16. The roadway widths of 32 feet and 36 feet are acceptable to t Engineering Department. 17. Improvements for Monroe Street shall be dependent upon act for rezoning. If the other parcels are included on the map, the subdivision shall be renumbered to include these two lots. AND FIEALLY RESOLVED, that a copy of this Resolution be fo~ to the City Council of the City of Carlsbad for its attention in the mannc prescribed by law. PASSED, APPROVED AND ADOPTED at a regular meeting of t Carlsbad City Planning Commission held on the 8th day of April, 1958, following vote, to wit: AYES: Chairman Baumgartner, Commissioners Fennel, Jarvie: Stringer, Ebright and Engelmann.
