A RSOLUTICN OF THE CAXLSDAD CITY

ON PROPERTY LEGALLY DESCXFBEO AS THE
NQRTHEASTBBLY 65 FETT CF TRACT 218 .AND
THE XGRTHEASTEXLY 65 FEET OF 'rm NORTIWEST
100 FEET OF TRACT 219 % THUM LANDS, ACCORD-
IEG TS X4P 1681 IN THE CITY OF CAXLSBAD.
WHEREAS, CLAUrjE E. AND VIOLA J. NILLIOIIN did apply for a variance fc
reduction of front yard set back from 20 feet to 12 feet, on property ly
on the southerly side of Pine Avenue between LinCQli; Street and %ashingt
Street, being %ore parricularly described as the northeasterly 65 feet 0
Tract 215 and the northeasterly 45 feet of the northwest 100 feet of Tra
219, Thum Lands, according to PBF 1681 irk the City of Carlsbad, and bein
347 Pine Avenuz ; and
" %HEREAS, the Carlsbad City Planning Commission did publish a legal
of hearing on Eecernber 10, 1959, of a hearing to be held on December 22,
at 7:30 P-X.; and
W;.iEREr-ZS, there were no protests registered by the surrounding prope
owners ;
NOd, THEREFORE, 3Z IT RESOLVZD, that the variance be approved as re
for the following reasons:
1. Not to grant this variance weald create a hardship for the own€
2. Other houses in the vicinity have a front yard set back of only
20 feet, so granting this variancz will riot adversely affect tt
comprehensive general plan or be detrimental to the property ar
improvements in the area.
3, The Comission has granted similar variances when mistakes were
made as the result of unintentional human error.
