hXER&SS, the Carlsbad City klanning Conmission did receive On Septa
20, 1960, a tentative nap of Village Homes - Unit #3 Subdivision, submit
by Donabob, a general partnership, owner and subdivider, 1oca.ted on the
side of Chestnut Street, between Valley Street and Ivlonroe Street, being
portion of Tract 250, Thumlands, according to map thereof NO, 1681 in th
of Carlsbad; and
iTmXZ&, on October 11, 1960, the Pianning Comission did consider
tentative map as submitted, comprised of eight (8) lots; and

the reports of the various City agencies and utility compmies

1. All buildings constructed in this subdivision are to be connec

standards of the City of Carlsbad. Permanent street paving shall consist of
2'9 of asphaltic concrete with chip seal coat laid up 6" decomposed granite
sub base if native material does not meet 90% compaction.

14. Both city water and sewer mains are available to service all the lots,
provided the necessary water mains and sewers are laid in the street as shown
on this tentative map. It is reomended that a::.6" sewe'r main be laid in this
street and a 6'1 transite water main be laid from the existing 8'9 main in
Chestnut to the onsils location of 61, fire hydrant, 6"x6##x4" for then onsite

main may be a 4" transire water main to the end of cu1.rde-sac where a 4"
blow-off, with necessary fittings, be installed. The location of fire
hydrant to be determined by the Fire Dept.
15, All underground utilities to be laid in the subdivision street shall
be installed before the permanent paving is laid.
16. The power and telephone poles shall be located in the utility easements
provided for that purpose&
17, Street drainage shall be surface flow and the design shall be such that
the flow shall be from Marjorie Lane to Chestnut Am.,
18. The subdivider will furnish the U.S. Post Office, Carlsbad, California
with a copy of the final subdivision map.
19. All improvements required of the subdivider to be installed and
dedicated to the City of Carlsbad shall be described in improvement plans
approved by the City Engineer, and no construction shall cmence until such
plans are approved,
AND FINALLY RESOLVED, that a copy of this resolution be forwarded to the I

COMHISSION GRANTING A CONDITIONAL USE PERMIT
TO THE CARLSBAD UNION CHURCH ON PROPERTY
DESCRIBED AS LOTS 21,22,23,24 and 25, BLOCK 58, CARLSBAD LANDS ACCOREbIMG TO A MAP THERE*
THE CONSTRUCTION OF OFF-STREET PARKING AND
WALL AND CHAIN LINK FENCE AND USE OF SUNDAY
OF NO. 1744 IN THE CITY OF CARLSBAD TO ALLOW
RECREATION AREA, CONSTRU~TION OF AN ORNMENTAL
SCHOOL BUILDING FOR PRE-qCHWL DAY NURSERY.

WHEREAS, the CARLSBaD UNION CHURCH, represented by the Rev. Roy Brokenshire
did apply for a Conditional Use Permit tQ allow construction of off-street
parking and recreation area, construction of a 6 ft. ornamental brick wall
along Harding Street and on property line of lots 21 and 22 and construction
of a 6 fti chain link fence on top of wall on the northerly property line
of lot 21, and use of present Sunday School Building for pre-school day nursery
on property located on the west side of Harding Street between Pine Avenue
and Oak Avenue, more particularly described as lots 21,22,23,24 and 25, Block
58 Corlsbad Lands according to a Map thereof No. 1744 in the City of Carlsbad;
said property being parcels 25,26,27,28 and 32, 'Book 35, Page 25 of the Assessor'
Map of San Diego County; and
WHEREAS, the Carlsbad City Planning Conmission did publish a legal notice
of hearing on September 29, 1960, of a hearing to be held OR October 11, 1960,
at 7: 30 P.M.; and
WHEREAS, the said public hearing was held by the Carlsbad City Planning
Commission on October 11, 1960 at 7:30 P.M., as advertised; and
WHEREAS, at said public hearing the Planning Connnission received the
recommendations, objections, protests and comrnents of all individuals and
parties who desired to be heard; and
WHEREAS, thereafter the said Planning Commission considered each and every
recommendation, objection, protest and comment raised by any party at said
public hearing;
NOW, THEREFORE, BE IT RESOLVED that the Carlsbad City Planning Commission
determines that a Conditional Use Permit shall be issued for the applied property
for the following reasons:
