RESOLUTION NO. 283
A RESOLUTION OF THE CARLSBAD CITY PLANNING
COMMISSION GRANTING A VARIANCE FDR REDUCTION
OF FRONT YARD AND SIDE YARD SETBACKS ON PROPE3TY
LOCATED AT SHELTER COVE SUBDIVISION, IN THE CITY OF
CARLSBAD.
WHEREAS, PIRATES' COVE, INCORPORATED, did apply for a vari
to allow a reduction in front yard setback from 10' to 0' , and side yard s

lots 10 and 11, Block D, Map No. 2152, Resubdivision No. 1 and Portio 9
Drive and Adams Street, more particularly described as Portion of Bell 8
from 4' to 3' on property located at Shelter Cove Subdivision, between I

17 WHEREAS, at said public hearing the said Planning Commission rec

20, NOW, THEREFORE, BE IT RESOLVED that the request for said var,
21 as submitted be denied for the following reasons:
22 1. That it was poor planning to permit residential structures to be t

1. These setbacks are in keeping with other marina type developmer
2. It is the feeling of the Commission that these setbacks are applic:
this property as it is located in a geographical compartment and is actua
separated from surrounding lands.
3. It is in the best interestsof the City for this type of development.
4. It would not be granting a special privaledge not shared by others
