LOT SPLIT ON PORTION OF LOT 1, CEDAR HILL ADDITION, 3 COMMISSION GRANTING A VARIANCE FOR A "PANHANDLE" d 5 WHEREAS, GVNYQR MARIE HIER did app1;Y for a variance to allow a 6 7 reduction in front footage on one Lch from 60 feet to 21 feet in order to cre ularly described as a portion of Lot 1, Cedar Mill Addition, Map 532, R.d 9 between Spruce Street and Highland Drive, at 1430 Forest Avenue, more 8 "panhandle" lot split on property located on the northerly side of Forest A 10 3896 in the City of Carlsbad; said property being Assessor's Parcel 8, Bc 11 Page 060 of the San Diego County Assessor's Map of San Diego County; ar 12 WHEREAS, the Carlsbad City Planning Commission gave notice of put 13 16 within a radius of 300 feet of the exterior boundaries of the subject prope 15 to the date of such hearing to the last known addresses of the owners of p' 14 hearing on said variance by mailing a written notice not less than ten day. ' WHEREAS, the Carlsbad City Planning Commission did hold a hearin: 17 July 23, 1963, at 7:30 P.M.; and 18 WHEREAS, at said public hearing the said Planning Commission rece 19 the recommendations, objections, protests and comments of all individua 20 parties who de sired to be heard; 21 NOW, THEREFORE, BE IT RESOLVED that the Planning Commissic 22 than 20' in width and 150' in length be granted for the following reasons: 31 That a variance for a "panhandle" lot split with a "panhandle" to be not : 30 tures of any kind shall be erected in the "panhandle" portion of the lot sc 29 paving on proper base to prevent nuisances from dust and mud. That the granting of such var;ance w;ll not be materially detrimt the publkc welfare or injurious to the property or improvements in such and zone in which the property is located. 3, That the granting of such variance will not adversely affect the c( hensive general plan. 4. There were no protests. BE IT FURTHER RESOLVED that the lot split be surveyed and monu and street improvements constructed on Forest Avenue, in accordance Y Ordinance No. 9136, with dedication of a 10' street widening parcel alor northerly line of Forest Avenue for public right of way. PASSED, APPROVED AND ADOPTED at a regular meeting of the Cz ~ City Planning Commission held on the 23rd day of July, 1963, by the fol ' vote t to wit: I ~ AYES: Commissioners Ward, Palmer, Jarvie and Sonneman.
