A RESOLUTION OF THE CARLSBAD CITY PLANNING COMMISSI
GRANTING A VARIANCE FOR REDUCTION IN FRONTAGE TO CF
A "PANHA.NDLE" LOT SPLIT ON PROPERTY LOCATED IN A PO
OF LOT I, RANCHO AGUA HEDIONDA, MAP 823 OF THE CITY C
CARLSBAD, CALIFORNIA.

WHEREAS, DORIS CHALMERS did apply for a variance to allow a re
in required frontage from 75' to 12 1/2' in order to create a "Panhandle'
split on property located on the easterly side of Skyline Road between Wt
Drive and Alder Avenue, being a portion of Lot I , Rancho Agua Hediond;
823 of the City of Carlsbad; and being a portion of Assessor's Parcel 4 2
of Assessor's Parcel 5, Book 207, Page 090 of the Assessor's Map of S
County ; and
WHEREAS, the Carlsbad City Planning Commission gave notice of 1
hearing on said variance by mailing a written notice not less than ten da
prior Lo the date of such hearing to the last known addresses of the owne
property within a radius of 300 feet of the exterior boundaries of the su
property;
WHEREAS, the Carlsbad City Planning Commission cli&hbkd.%Iheari
November 12, 1961; and
WHEREAS, at said public hearing the said Planning Commission re
the recommendations, objections, protests and comments of all individ
parties who desired to be heard;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commiss:
after due consideration does hereby grant lot splits and consolidations
requested by applicant creating 2 new lots , designated Parcel "A'! and :
"B" on Exhibit "A" attached hereto and by this reference incorporating
of the sizes and dimensions shown. Newly created Parcel "B" include
southerly 5' of old Parcel "C" as shown on Exhibit A , and Parcel l'C"
reduced in size by said amount. Said lot splits and consolidations are
granted on condition that all requirements of the "Panhandle" Lot .cplit
of the City established April 3, 1962 and February 19, 1963 be met by
cant, excepting that the "Panhandle" of "Parcel B" shall not be requir
to be any shorter than as shown on Exhibit "A" attached hereto, and 0;

further condition that applicant meet all requirements of Ordinance No.
and that said lots be surveyed and monumented, and reports thereof be
furnished to the City;
BE IT FURTHER RESOLVED that the request for said variances be
granted €or the following reasons:
1. That there are exceptional conditions applicable to the property
of the property being landlocked and the location of the property present
hardship .
2. That it would open up a highly desirable building site.
3. That the granting of such variance will not adversely affect the

comprehensive general plan.
PASSED, APPROVED AND ADOPTED at a regular meeting of the C
City Planning Commission held on the 12th day of November, 1963, by f
i following vote, to wit:
AYES: Commissioners Davis, Palmer, Jarvie, Lamb and Sonnema.
NOES: None.
ABSENT: Commissioners Ward and Grant.
