I A RESOLUTION OF THE CARLSBAD CITY PLANNING GONIMISSION GRANTJBG A VARIANCE FOR REDUCTION
IN FRONTA.GE TO CREATE A LOT SPLIT ON A PORTION
OF LOT 3, BLOCK R, PALISADES NO. 2, MAP 1803 OF
THE CITY OF GARLSBABr STATE OF GALIFORNU.

WHEREAS, MAUD C. WAHL did apply for a variance to allow a lot E
creating a new lot of 50* width OD property fronting on Juniper Avenue p t
Atchison, Topeka and Santa Fe Railway Company right of way and Garfie
Street, more particularly described as:

Beginning at the most Northerly corner of said Lot 3; thence along th
Northeasterly line thereof, South 34O 33' East 125.00 feet; thence le;
said Northeasterly lige at right angles thereto, South 55O 27' West 5(
feet; thence North 34 33' West 125.00 feet to a point in the Nortgwess'
line of said Lot 3; thence along said Northwesterly line North 55 27'
50.00 feet to the POINT OF BEGINNING; and
WHEREAS, the Carlsbad City Planning Commission gave notice of pu
hearing on said variance by mailing a written notice not less than ten day

to the date of such hearing to the last known addresses of the owners of F
within a radius of 300 feet of the exterior boundaries of the subject prope
WHEREAS, the Carlsbad City Planning Commission did hold a hearing 01
December 10, 1963, at 7:30 P. M.; and

WHEREAS, at said public hearing the said Planning Commission recf
the recommendations, objections, protests and comments of all individu;

NOW, THEREFORE, BE IT RESOLVED that the Planning Commissio
grant the request for said variance for the following reasons:
1. That the granting of such variance will not be materially detrime:
