A RESOLUTION OF THE CARLSBAD CITY PLANNING COMMISSION DENYING A VARIANCE FOR REDUGTION IN FRONTAGE IN ORDER TO CREATE A "PANHANDLE" LOT SPLIT ON CERTAIN DESIGNATED PROPERTY IN THE CITY OF CARLSBAD, STATE 8%' CALIFORNIA. WHEREAS,s JANE HUNT did apply for a variance to allow a reduction frontage from 60 feet to 37 feet in order to create a "panhandle" lot split property located on the South side of Knowles Avenue between Pi0 Pic0 D: and Elmwood Street, being portion of Lot 27, Carlsbad Lands, Tract 117 1661 of the City of Carlsbad, being Parcel 6, Book 156 , Page 160 of the Assessor's Map of San Diego County more particularly described as folk B e ginnin North 89 % retracing from said at the Northeast corner of Tract 1 17, Map No. 166 1; thenl'c 57' WesL964.43 feet to a point designated as point A; thenc South 89 57' East to a point North 89O 57.'. Nest 858.85 fee Nor%heasterLy corner sf Tract 117; thence North 0 56' Wes 340.42 feet to TRUE POINTOO% BEGINNING; thence North 0°55' Wesl 320.46 feet; thence South 89 42' 15" West to a line bearing North Oo 09AWest from point A; thence South Oo 09' East to a line bearing Soul 89 52' 38" West from TRUE POINT OF BEGINNING; thence North 8' 52' 38" East to TRUE POINT OF BEGINNmG /excepting street/ in Northeast one quarter of Northwest one quarter of Section 6, Townshi 12, Range 4 West, San Bernardino Base and Meridian; and WHEREAS, the Carlsbad City Planning Commission gk3e do2kce cofiLp!r he%.gJ.on said variance by mailing a written notice not less than ten dal to the date of such hearing to the last known addresses of the owners of * within a radius of 300 feet of the exterior boundaries of the subject prop WHEREAS, the Carlsbad City Planning Commission did hold a heari March 10, 1964, at 7:30 P.M.; and WHEREAS, at said public hearing the said Planning Commission rec the recommendations, objections, protests and comments of all individc parties who desired to be heard; NOW, THEREFORE, BE IT RESOLVED that the request for said va be denied for the following reasons: 1. That the use of the "panhandle" lot split policy does not apply si there is another possible solution. 2. That there is an indication that a new street is to be in back oE ' which will allow the best usage of the property. 3. That there are no extraordinary circumstances or condtions apy to the property.
