A RESOLUTION (GRANTING A VARIANCE ON PROPER'
AT SOUTH SIDE OF CHINQUAPIN AVENUE BETWEEN HIGHLAND AND ADAMS STREET.
A RESOLUTION (GRANTING A VARIANCE ON PROPER'
AT SOUTH SIDE OF CHINQUAPIN AVENUE BETWEEN HIGHLAND AND ADAMS STREET.
WHEREAS, pursuant to the provisions of Ordinance No. 9060, the Plannin;
Commission did on March 24, 1964, hold a duly noticed public
hearing to consider the application of Allan K. MacDougall
for a variance for the purpose of reduction in frontage from $0' to 20' in
order to create a "Panhandle" lot split
on real property in the City of Carlsbad, County of San Diego, State of
California s commonly known as South side of Chinquapin Avenue between
Highland Drive and Adams Street and more particularly as:
Portion of Tzact 243, Thum Lands 9 Map 168 1 in the City of Carlsbad,
being Parcel 2, Book 206, Page 062 of the Assessor's Map of San Diego
County; more particularly described on Exhibit "A" attached hereto.
WHEREAS, at said public hearing, upon hearing and considering the
testimony and arguments, if any, of all persons who desired to be heard,
said Commission did find the following facts and reasons to exist which
make the (granting#.) of a variance necessary to carry out the provis
and general purpose of Ordinance No. 9060:
1. That there abe exceptional circumstances applicable to the propert!
that do not apply to other property in the same vicinity.
2. That this variance would not be detrimental to adjacent property.
3. That there was no opposition.
4. That it would not be adverse to the comprehensive plan.
5. That it is the highest and best use of the otherwise landlocked prop(

NOW, THEREFORE, BE IT RESOLVED by the PtaEdag Commission of

to create a "Panhandle" lot split
on the following conditions and limitztions with the "panhandle" lying para11

attached hereto as Exhibit riB'l, and not to exceed a length of 150'. The lo.
so created as a result of this lot split shall be not less than 7500 square fee
in area, and the area of the "panhandle" lot shall be computed without cons
