A RESOLUTION OF THE CITY PLANNING COMMI-
SSION OF THE CITY OF CARLSBAD DENYmG
APPLICATION FOR CHANGE OF ZONE FROM
R-1-15 TO R-3 ON PROPERTY AT THE NORTHERLY
SIDE OF ADAMS STREET AND SOUTHERLY OF
HIGHLAND DRIVE.

WHEREAS, pursuant to the provisions of Ordinance No. 9060,
7 Planning Commission did on October 13, 1964, hold a duly noticed
public hearing to consider the application of VERCEL J. AND LOI:
TOLLES AND OPAL V. LAW, for a change of zone from R-1-15-to R-3
real property in the City of Carlsbad, County of San Diego, Stat
California, commonly known as Northerly side of Adams Street ani
Southerly side of Hiqhland Drive, and more particularly as:

Lots 13 and 14, Block E, of Bellavista, in the County of
San Diego, State of California, according to Map No. 2152,
filed in the Office of the County Recorder of San Diego
County, March 7, 1929;
17 WHEREAS, at said public hearing, upon hearing and consider]

the testimony and arguments, if any, of all persons who desired

be heard, said Commission did find the fallowing facts and reasc
21 to exist which make the -:denial". of the application for change c
22 zone necessary to carry out the provisions and general purposes
23 I! Ordinance No. 9060 :

1. The property is located within close proximity to the i
Hedionda Lagoon and overlooks said lagoon so that R-3
zoning does not permit the most intensive and logical
use of this land.
2. The two parcels involved are located adjacent to prope:
presently zoned R-T.
3. The requested zoning of these two parcels bounded by tl
streets and R-T zoned properties would not accomplish

consistent planning and desirable orderly development.
NOWa THEREFORE, BE..:IT RESOLVED by the Planning Commission c

7 Carlsbad City Planning Commission held on the 13th day of Octobc
