PLANNING CQMMEXSIQN RESOLUTION' NO, 389
A RESOLUTION GRANTING A VARIANCE ON
PROPERTY AT THE SOUTHERLY SIDE OF
BASSWOOD AVENUE, BETWEEN ADAMS,STREET
AND HIGHLAND DRI VE4'
WHEREAS, pursuant to the provisions of Ordinance No. 9060, the P1:
Commission did on February 9, 1965,/ hold a duly noticed public hearing t
consider the application of H. VON PACKARD for a variance for the purpc
of a reduction in the required frontages from 60* to 12 1/2* in order to crc
two "panhandle'* lots, and to restore Lot 10 to Chestnut Manor Subdivisior
real property in the City of Carlsbad, County of San Diego, State of Califc
commonly known as the southerly side of Basswood Avenue between Adam
Street and Highland Drive; and more particularly as:
and February 23, 1965,
That portion of Tract 239, Thum Lands, Map 1681, and Lot 10, Chestnut Manor, Map 5073 in the City of Carlsbad; more particularly
described on Exhibits A, B, C, D and E attached hereto,
WHEREAS, at said public hearing, upon hearing and considering$he
testimony and arguments, if any, of. all persons who desired to be heard,
said Commission did find the following facts and reasons to exist which m
the granting of a variance necessary to carry out the provisions and gener
purpose of Ordinance No. 9060:
1. In view of the return of Lot 10 to Chesnut Manor Subdivision which
a part of the request for this variance, this"Panhand1e" lot split will makc
available a desirable parcel which otherwise would be land locked.
2. That a residence on the newly created lot would broaden the tax ba
3. That the granting of this variance will not be materially detriment;
to the property owners in the area.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission
the City of Carlsbad that it does hereby grant a variance on said property
the purpose of a reduction in the required frontages from 601 to 12 1/2* in
order to create two "panhandle" lots and to restore Lot 10 to Chestnut Ma

BE IT FURTHER RESOLVED, that the Planning Commission after due
