A RESOLUTION DE,NYING APPLICATION FOR CHANGE OF ZONE
OF THE INTERSECTION 'OF 'CHESTNUT 'AVENUE AND 'MONROE STREEl FROM R-3L TO C-1 ON PROPERTY AT THE SOUTHWEST CORNER
WHEREAS, pursuant to the provisions of Ordinance No. 9060,
Planning Commission did on April 27, 1965, hold a duly noticed
public hearing to-consider the application of JAY LEAR, INCORP(
submitted by H. B. Lear, President, for a change of zone from
R-3L to C-1 on real property in the City of Carlsbad, County 0'
San Diego, State of California, commonly known as the Southwest
corner of the intersection of Chestnut Avenue and Monroe Street

That portion of Tract 250 of the Thum La'nds, in the City of Carlsbad, County of San Diego, State of California, according to map thereof No. 1681, filed in the office of the County Recorder of San Diego County, December 9, 1915: described as fo11 ows :
Beginning at the intersection of the center lines of Monrc
Street and Magnolia Avenue as shown on said Map No. 1681; thence along'said center line of Magnolia Avenue, South 61" 21' West, 406.41 feet to the most Easterly corner of 1 tract of land conveyed to William Boyes and Margaret Boye: by deed dated May 25, 1925 and recorded June 8, 1925 in Bc 1095, Page 150 of Deeds, records of San Diego County; ther North 28' 39' West, along the Northeasterly line of said Boyes Land, 165.00 feet. to the TRUE POINT OF BEGINNING; tt along said Northeasterly line and the prolongation thereol North 28' 39' West, 472.63 feet to the center line of Cour Avenue (now known as Chestnut Avenue); thence along said ( line North 87" 57" 30" East, 454.63 feet to said' center 1- of Monroe Street; thence along said center line, South 28' 24" East, 269'.00 feet to a line wh'ich is drawn through the point of beginning, parallel with said center line of Magr Avenue; thence South 61" 21' Nest, 406.44 feet to the TRUE POINT OF BEGINNING.
