Avenue and Hillside Drive; said property being a portion of Lc

WHEREAS, the Planning Commission did consider the tentativt
as submitted, comprised of 23 .lots; and
WHEREAS, the Planning Commission did take into consideratic
reports of the various City agencies and utility companies;
N.3113, THEREFORE, BE IT RESOLVED that the tentative map of Pi
1 Manor No. 1 Subdivision be approved, subject to the following
conditions:

7. The subdi'vision design as'proposed,generally complies with
the standards o,f the' City of.Carlsb,ad; however as a. condition to
approval of the tentative map, subdivider shall cause that ,parcel,
outside the .subdivision', now shotin as reserved for street purposes
between Lots 21 and 22,' to be improved to City street standards and
dedicated for public 'street and rightof way .purposes, from its
intersection with Park Drive to its inters'ection with the northerly
prolongation .of the easterly line of Lo't 22.
8. Distribution utility facilities for all lots within the
boundaries of the subdivision shall be placed underground as
required by ordina'nce'. .-
9. Orna'mental street 1,ighting 'for all streets shall be provided
for as required by ordinance.
10. A,grading plan shall be submitted as required by ordinance
prior to issuance of building permits on any .of the lots.
11. Lo'cation, grade and details of proposed improvements as
ind'icated upon the tentative map will be subject' to revisions as
required for improvement plans and approval of the map will not
imply acceptance as submitted.
.l 2 . Park La'ne shall be renamed and the' street shown as reserved
and recommended to be improved and dedicated shall be named.
13. All improvements shall comply with the,standard plans and
specifications of the City of Carlsbad.
14. Street paving;'shall consist of two (2) inches of asphaltic
concrete with stone chip seal coat laid upon four (4.) inches of
decompose,d granite base material.
15. .Type "G" concrete cu'rb and,gutter sh.all be installed in all
streets.- Concrete c'rossgutters ,shall be six (6) feet wide and
located as required for-drainage.
16. SIdewalks shall be five (5) feet in width and l'ocated
contiguous to .the curb. throughout the .subdivisi,on.
