The active recreational-tourist uses permitted in the zone are not compatible with the passive recreational and resid use .of the Buena Vista Lagoon area. 2. Subject property is surrounded by R-A or R-1 uses on a 31 32 sides. 3. No development has occurred on the property since it w zoned R-T .in 1963.' I i I b 0 0 1. 4.
