RESOLUTION NO. 61~~2
A RESOLUTION OF THE CARLSBAD C1T.Y PLANNING COMMISSION RECOMMENDING TO COUNCIL APPROVAL OF THE TENTATIVE MAP OF RANCHO CARLSBAD.
WHEREAS, the Carlsbad City Planning Commission did recei
on April 17, 1969, a Tentative Parcel Map of RANCHO CARLSBAD,
submitted by WESTERN LAND 81 DEVELOPMENT COMPANY, located on
approximately 91.72 acres of.property located on the Norther1
side of El'Camino Real, approximately 3,000 feet East of Kell
Drive; said property being a portion of Lot E, Rancho Agua He
Map 823, being Parcels 14, 16 and a portion of Parcel 13, Boo
208, Page 3, of the Assessor's Map of San Diego County;
WHEREAS, the Planning Commission did consider the Tentat
Map as submitted, comprised of 1 Lot;
WHEREAS, the Planning Commission did take into considera
the reports of the various City agencies and utility companie
NOW, THEREFORE, BE IT RESOLVED that the Tentative Parcel
Map of Rancho Carlsbad be approved, subject to the following
conditions:
1. The Conditional Use Permit shall be subject to the filin of a final parcel map.
2. The interior streets do not meet City standards, are not acceptable for public dedication, and are not to be show on the final parcel map.
3. Dedication required for El Camino Real -- that portion required to secure a right-of-way 126 feet in width in accordance with County plans, insofar as this property is concerned.
4. Dedication required for Cannon Road -- developer shall enter into agreement with the City to dedicate and impro' Cannon Road upon demand of the City, insofar as this property is concerned.
5. Public improvements to be as follows:
(a) El Camino Real -- grading, ornamental street lights, street trees, concrete curb, gutter, sidewalk, and paving, to meet and match new County improvement.
(b) Future Cannon Road -- ornamental street lights, strel trees, concrete curb, gutter, sidewalk, grading, and paving. Pavement design to be based on Traffic Inde. for Major Arterial Highway.

(c) City sewer to be extended from existing manhole 1 to Easterly side of El Camino Real, as approved

All utility distribution facilities shall be placed undel ground within this development.
All structures and recreation facilities shown on the plc map entitled "Rancho Carlsbad" shall be constructed in conformance with the plans and elevations submitted by ti Applicant and entitled Exhibits E, F, G and H.
A landscape and sprinkler plan shall be submitted to the City of Car'lsbad Planning Department for approval, prior construction.
A decorative six-foot (6 ft) high, masonry block wall she be constructed on all boundary lines., except the Southeas property lines, which bears N. 29-37-22 E.
A ten-foot (10 ft) setback line shall be established alor the East property Sine.
The development of the proposed mobile home park shall bc subject to all requirements of the City Ordinances and Ci Engineer pertaining to public improvements.
The development shall remain an adult community and not bec0me.a family-type community.
If;. for any reasons the development cannot proceed as planned, the Conditional Use Permit shall be revoked.
17. Alignment, location, and grade of all improvements shall subject to the approval of the City Engineer. Complete plans and specifications shall be submitted, as required checking and approval, before construction of any improve is commenced.

18. The developer shall enter into bonded agreement with the City, guaranteeing construction of all improvements.
