BAGIER, Owners, for the purpose of reduc 7 tion from BEE CEE COMPANY, representative, for LUCIAN P. and 6 noticed public hearing on December 8, 1970, to consider the i 5 the Planning Commission of the City of Ca.xlskad did ho/d a dr 10 i two(2) "Panhandle" Lots on real property in the City of Carls 11 County of San Diego, State of California, commonly known as 4 12 Chinquapin Avenue , being on the Northerly side of Chinquapin I 1 1311 between Longview Place and Jefferson Str.eet, and more particL l4 /1 described as: 15 16 17 18 A Portion of Tract 232, Thum Lands Map 1681, in the City of Carlsbad, County of San Diego, State of California , more specifically described in Exhibit "A" attached hereto. WHEREAS, at said public hearing, upon hearing and cons 19 out the provisions and general purpose of Ordinance No. 9060: 22 to exist which make the granting of variances necessary to cc 21 be heard, said Commission did find the following facts and re 20 the testimony and arguments, if any, of a'l1 persons who desir 23 1- The proposed lots are in conformance with Council poli pertaining to development of "Panhandle" lots. 2. The development of these lots would not be detrimentai 24 25 ,I adjacent properties, nor to the general neighborhood. Il 26 .27 i 3. The development of these "Panhandle" lots would provid means for the maximum development of the property. 28 I NOWI THEREFORE, BE IT RESOLVED by the Planning Commiss 29 /I of the City of Carlsbad that it does hereby grant variances c 30 I/ property for the purpose of reduction in required frontages f 31 I/ 60.00 to 15.00 feet on Parcels 2 and 3, in order to create ttc 32 I I "Panhandle" lots I subject to the following limitations and c ions: (1 xx il xx a 6 * I -2- 1 2 3 1. A Parcel Map shall be filed in accordance with the State Act, showing the neWlywed,ted parcels and the. monuments 4 5 2. Plans and specifications shzll be prepared by a Registert Civil Engineer for public improvements. 6 3. Street improvements shall be installed as follows: P.C.C curb, gutt.er, sidewalk, and pavement to street centerline 7 stree-t: trees. I 8 9 10 11 lj I 4. An agreement shall be entered into for .future installatic underground electric service and str.eet lights. 5. Separate sewer and water services shall be provided for c parcel, and front-line fees shall be paid as required by ordinance. (P.arce1 ,A z may be sewered through a private ez ment across Parcel 3.) ~ 12 11 6. The "Panhandle" lots shall be graded to drain through tht l3 1 7. A standard bonded Subdivision Agreement shall be entered panhandles to the. street. 14 guaranteeing completion of street improvements. 15 8.
