The subject amendment to Ord. 9260 would be an asset to the 4I:existing master planned neighborhood commercial facility. 5 3. The specific plan as adopted will upgrade the quality of 6 development for the industrial zoned properties. il ! i I/ li 7 il NOW, THEREFORE, BE IT RESOLVED by the Planning Commission 8 the adoption of an amendment to Title 21 of the Carlsbad Munici 9 City of Carlsbad, that it does hereby recommend to the City Cou 10 portion only, of the approved master plan, Ord. 9260. 15 1. The change of zone to P-C shall be an amendment to the comn: 14 conditions of approval : 13 development under City Ordinance No. 9218, and subject to the f 12 P-C (Planned Community) Zone and the adoption of a Specific Pla 11 Code, changing the existing R-l-70,000 and M (Industrial) Zone l6 /I2 . All conditions as stated in Ord. 9260 shall be applied to t 17ilparcels 1 ti 2 (3.05 acres), 18.13. The followlng uses are pe upon the granting of a conditional use permit therefor Restaurants, and other retail uses limited to sales of and services required for the convenience of occupants the subject zone. Parking and loading. All required yard areas in the M zone, except for approved ways of ingress and egress, and loading, shall: (1) Be permanently landscaped with a combination lawn, shrubs, trees and flowers according to approved by the city planner; (2) Be served by a water irtigation system and be supplied with bubblers and sprinklers; (3) Contain no walls or fences over four feet in All manufacturing, assembling, compounding, fabrlcatic packaging, processing, and treating operations shall b conducted entirely within an enclosed building.
