PLANNING COMMISSION RESOLUTION N0.863
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CARLSBAD, CALIFORNIA, RECOMMENDING TO THE CITY
ROYAL HOMES OF CARLSBAD. COUNCIL THE APPROVAL OF TENTATIVE MAP CT 72-32,
WHEREAS, the Carlsbad City Planning Commission did rect
January 9, 1973, a Tentative Map, to be known as "Royal Homc
Carlsbad", Carlsbad Tract 72-32, submitted by Swanson and Li
Ritter and Opal Law, owners, and California Property 5rokers
subdividers, on property located southerly of Chinquapin Avl
midway between Highland Drive and Adams Street; and
WHEREAS, the Planning Commission did consider the Tent
Map as submitted, comprised of twenty-three (23) lots; and
WHEREAS, the Planning Commission did take into considel
the reports of the various City agencies and utility cornpan.
and
WHEREAS, the subject application has complied with the
quirements of the "City of Carlsbad Environmental Protectiol
Ordinance of 1972" and has been declared insignificant;
NOW, THEREFORE, BE IT RESOLVED that the Tentative Map 1
approved for the following reasons and subject to the follov
conditions:
Reasons for Approval:
1. The proposed development is in conformance with the ado]
General Plan.
2. The proposed development meets the requirements of the 1
division Map Act and Title 20 of the CarTsbad Municipal Codc
Conditions of Approval :
1. Lot line between Lots #I8 and 19 shall be rotated countc
clockwise about 30 degrees in order to minimize rear yard pc
of Lot #18, adjacent to front yard portion of Lot #lo.
2. Vehicul-ar access rights shall be dedicated along Chinqui
Avenue.

3. Pub1 ic Improvements shall conform to the "City of Carlsl
Engineering Design Criteria and Standard Plans".
4. Full public improvements shall be installed along Chinqi
Avenue to provide a 30' half street.
5. Grading and drainage shall require additional study by 1
City Engineer prior to Final Map approval.
6. Water system for fire protection as per City Engineer's
design criteria, number, type and location of fire hydrants.
shall be approved by the City Fire Chief.
7. Front and side street building setback lines shall be sb
on Final Map.
8. Payment of parks-in-lieu fee shall be made prior to appv
of Final Map.
AND FINALLY RESOLVED, that a copy of this Resolution bc
warded to the City Council of the City of Carlsbad for its
attention in the manner prescribed by law.

Carlsbad City Planning Commission, held on the 9th day of Ja
1973, by the following vote, to wit:
