I @ PLANNING COMMISSION RESOLUTIO, P 1\10. 582 1 2 3 4 5 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CARLSBAD, CALIFORNIA, RECOMMENDING TO THE CITY COUNCIL, APPROVAL OF A TENTATIVE MAP FOR LA COSTA DE PIARABELLA ASSOCIATES, CARLSBAD CONDOMINIUM ON PROPERTY LOCATED ON THE SOUTH SIDE OF LA COSTA AVENUE BETNEEN EL CAMINO REAL AND NUEVA CASTILLA l4AY IN LA COSTA. The applicant shall install full frontage improvements (to includ sidewalk and .street 1 ights) . 2. The driveway access shall be perpendicular to La Costa Avenue anc no steeper than 5% within 20 feet of the La Costa Avenue right-of-waj 1 ine. 3. Drainage shall not be a1 lowed to flow over the sidewalk areas. 4. All improvements shall be in accordance with the City of Carlsbac Engineering Deisgn and Criteria or as approved by the City Engineer. It -1 - +. . * e e 1 2 5. The subject property shall comply with all of the rules and to water service for condominium projects. regulations of the Carlsbad Municipal Water District with respect 3 4 5 6 7 6. It is strongly urged that the applicant work together with the Encinitas Union School District to develop some mutual agreement regarding school impact caused by growth. 7. On-si te fire protection appurtenances shall be constructed in accordance with Fire Department requirements to the satisfaction of the Fire Chief. Said fire appurtenances shall be installed and functioning prior to framing construction. I I a I1 8. All domestic water supplied to this subdivision shall come from the Carlsbad Municipal Water District. 9 PO If. 12 i I 9. All buildings constructed in this subdivision shall be connectec to the Leucadia County Water District. 10. The water and sewer lines shall not be laid in the same trench, 11. Proper drainage shall be maintained so as to prevent ponding ar storage of surface water. 13 12.
