HomeMy WebLinkAbout1973-04-10; Planning Commission; Resolution 886I.. r .* * ' 1 e? ._. 2. 2 3 41 @ PLANNING COMMISSION RESOLUTIOl(bb. 886 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CARLSBAD, CALIFORMIA, SETTING FORTH ITS FINDINGS AND RECOMMENDING TO THE CITY COUNCIL, APPROVAL OF A TENTATIVE PROPERTY LOCATED EASTERLY OF ALTISMA WAY AND SOUTHERLY OF THE 100' SAN DIEGO GAS AND ELECTRIC COMPANY EASEMENT IN LA COSTA, TO BE KNOWN AS ALTCANTE HILLS. MAP (CT 72-25) FOR DEVELOPMENT OF CONDOMINIUM UNITS, ON bfHEREAS, the Planning Commission of the City of Carlsbad did receil 5 79.6 acres of land, and described as follows: 5' tentative subdivision map to provide for development of condomium units l 6 a verified application from LA COSTA LAND COMPANY requesting approval of 8 9 Io I Being portions of Sections 25 and 26, Township 12 South, Range 4 West, San Bernardino Meridian, in the City of Carlsbad, County of San Diego, State of California, also known as Assessor's Book 216, Page 130, Parcels 28, 35, and 37,and; 11 WHEREAS, said application has complied with the requirements of tht I2 l6 Tentative Map as submitted, and the reports of the various reviewing ager l5 WHEREAS, the Planning Commission did take into consideration the 14 declared to have a "non-significant" impact on the environment; and; l3 "City of Carlsbad Environmental Protection Ordinance of 1972" and has bel and; 17 WHEREAS, the Planning Commission did find that the subject Tentatij l8 does substantially comply with the City of Carlsbad subdivision regulatic I' and the State of California Subdivision Map Act; and 20 NOW, THEREFORE BE IT RESOLVED by the Planning Commission of the Cit 21 of Carlsbad that it does hereby recommend approval to the City Council of 22 the City of Carlsbad, the herein described Tentative Map CT 72-25, subjec 23 to the following conditions: 24 25 26 27 28 I 1. The applicant shall obtain a mutual agreement with the Richmar Union School District and Escondido Union School Dist to provide for future school requirements that will result fr the construction of these residences. Said agreement shall b secured prior to obtaining building permits 2. The development shall comply with all City health standar 29 I) 30 I 31 52 3. Park-in-lieu fees shall be paid prior to recording the Fi Map. 4. All public improvements shall be installed as required b. Ordinance and other City standards to the satisfaction of th City Engineer. 3 4 6. A minimum two land, 24' wide paved roadway for emergency vehicles shall extend from Alfil Way to Gibralter Street, as approved by the City Engineer. 51 6l 7 8 9 10 11 12 7. Almaden Lane shall be provided with a standard cul-de-sac turn-around at its easterly terminus, to the satisfaction of City Engineer. 8. The intersection of Alicante Road and Altisma Way shall re-aligned to conform to City of Carlsbad Standard Design Criteria or as approved by the City Engineer. 9. Grading Permits shall not be issued until the City Enginl approves the proposed method of eliminating or minimizing any siltation or run-off that may occur during the grading operation.
