A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CARLSBAD, CALIFORNIA, SETTING FORTH ITS FINDINGS AND RECOMMENDING TO THE CITY
to allow for development of 254 LOTS ON 290
ACRES AND A MAXIMUM OF 1987 DWELLING UNITS
ON PROPERTY GENERALLY LOCATED NORTH OF LA COSTA AVENUE, WEST OF RANCHO SANTA FE ROAD (realigned) AND SOUTH OF THE 200' SAN'DIEGO GAS AND ELECTRIC EASEMENT IN LA COSTA.

WHEREAS, said application has complied with the requirements of 1

public hearing at the Planning Commission meeting of April 24, 1973. 20

1. Improvement plans shall conform to the City of Carlsba Engineering Design Criteria and Standard Plans.
2. The applicant shall provide a fully actuated traffic 5 at the intersection of La Costa Avenue and Rancho Santa FE

6. Street lighting, at the applicant's expense, on La Coz
Avenue, and all four-lane roads, shall be placed on both s of the street in a lighting pattern approved by the City Eng i neer .
7. Hillside lots with frontage on two streets shall relinquish access rights to one street as approved by the City Engineer.
8. Thirty-foot curb to curb streets as indicated on the typical street section shall not be approved.
9. Raised medians shall be provided by the Applicant on 102 ft. wide streets as required by the City Engineer.
10. The C.C.&R's for this development shall be submitted tc the Planning Department for review and approval prior to issuance of building permits.
11. On-site fire hydrants and fire protection appurtenance be constructed in accordance with Fire Departmelit requirem
12. Park-in-lieu fees and/or park land dedication shall b granted to the City prior to recording the final map. Par and Recreation Department shall make the determination as which lands will be accepted as dedication.
13. This development shall meet a1 1 of the requirements 0- Department of Public Health.
14. No storm drain discharge shall be allowed into San Mal Creek Canyon.
15. All utilities, including provisions for cable T.V., SI be placed underground.
16. It is strongly urged that the applicant work together the Encinitas and San Dieguito Union High School Districts develop some mutual agreement regarding the impact on schol due to this development.
