THE NORTH END (CUL-DE-SAC) OF JEREZ COURT BETWEEN GIBRALTAR STREET AND JEREZ COURT(G0LF VIEW VILLA) WHEREAS, the Planning Commission of the City of Carlsb receive a verified application from GOLF VIEW INVESTMENTS, requesting approval of a Tentative Map to provide for devell of a 5-unit condominium project on .59 acres of land, locatl the north end (cul-de-sac side) of Jerez Court between Gibrl Street and Jerez Court, and more particularly described as: Lot No. 366 of La Costa South, Unit No. 5, County of San Diego Map No. 6600, in the City of Carlsbad, County of San Diego, State of California; and 15 WHEREAS, said application has complied with the requirt 16 1972" and has been declared to have a "non-significant" impi 17 of the "City of Carlsbad Environmental Protection Ordinance the environment; and 18 19 WHEREAS, the Planning Commission did take into considev 20 21 22 23 24 25 26 27 28 29 , 30 31 the Tentative Map as submitted, and the reports of the varic reviewing agencies; and WHEREAS, the Planning Commission did find that the sub; Tentative Map does substantially comply with the City of Cal subdivision regulations, and the State of California Subdiv. Map Act; NOW, THEREFORE, BE IT RESOLVED by the Planning Commissi the City of Carlsbad, that it does hereby recommend approval the City Council of the City of Carlsbad, of the herein desc Tentative Map , CT 73-15, subject to the following conditior 1. All improvements shall be in conformance with the City of Carlsbad Design Criteria and Standards. 32 X X " 'Y - e e /I I" 2 2. Improvement plans for water and sewer systems shall meet the requirements of the respective service districts providing services. I 3 standards and requirements. 4 3. All on-site fire protection appurtenances. shall be constructed in accordance with fire department 5 6 7 8 9 lo( 4. Park-in-lieu fees and/or park land dedication sha' be granted to the City prior to recording of the Final Map. Parks and Recreation Department shall make the determination as to which lands will be accepted as dedication. ~ 5. The development shall meet all requirements of tht Department of Public Health. 6. The applicant shall work together with the Encini. and San Dieguito Union High School Districts to develop some mutual agreement regarding the impac.\ on schools due to this development.
