A RESOLUTION OF THE PLANNING COMMI'SSION OF THE
CITY OF CARLSBAD, CALIFORNIAy SETTING FORTH ITS FINDINGS AND RECOMMENDING TO THE CITY COUNCIL,
THE DEVELOPMENT OF A ONE (1 ) LOT CONDOMINIUM WITH A TOTAL OF 12 DWELLING UNITS, ON PROPERTY GENERALLY LOCATED NORTHERLY OF AND ADJACENT TO NAVARRA DRIVE, APPROXIMATELY 60 FT. WESTERLY OF THE INTERSECTION OF NAVARRA DRIVE AND VIE30 CASTILLA WAY, TO BE KNOWN AS LA COSTA GOLFCREST.

WHEREAS, said application has complied with the requirements of

1. The development of the property described herein shall be sub to the restrictions and limitations set forth herein which are in addition to all the requirements, limitations and restrictions of municipal ordinances and State and Federal statutes now in force, which, hereafter, may be in force for the purpose of preserving t residential characteristics of adjacent properties. I

3. Prior to consideration of the Final Map and Improvement Plans a grading and plot plan of the tract with a1 1 proposed dwell ing units located thereon, and showing appropriate setback dimensions shall be submitted to the Planning Department for approval to ins that adequate area requirements can be met.
4. The C. C. & R's for this development shall be submitted to tk Planning Director for review and approval prior to the issuance o building permits.
5. Park-In-Lieu fees shall be granted to the City prior to recor the final map. Parks and Recreation Department shall make the de mination as to which lands will be accepted as dedication.
6. The Developer shall work with the San Dieguito Union School District and the Encinitas School District, to develop a mutual agreement regarding the impact on schools due to the proposed de- velopment.
7. All utl'lities, including provisions for cable T..V. shall be F underground and/or shall be completely concealed from view.
