CAM1NO”RF: BETWEEN ALGA ROAD (EXTENDED) AND ARENAL ROAD (EXTE TO RE KMOWN AS RANCHO LA CIJESTA. 7 WHEREAS, the Planning Commission of the City of Carlsba 8 9 California, did receive a verified application from RANCHO L Road (Extended), and more particularly described as: 3.3 side of El Camino Real between Alga Road (Extended) and Aren 12 commercial development, on property uenerally located on the 11 vision Map (CT 72-34), to allow a single-family, condominium 10 a Limited Partnership, requesting approval of a Tentative SL 14 15 16 X? 18 19 20 The S 1/2 of Section 26, T-12-S, R-4-W, S.B.B. excepting therefrom that portion lying east of the west line of RS 1800-1 (El Camino Real) and the W 1/2 of the SW 1/4 of Section 26, San Diego County, State of California. City will attempt to secure reimbursement for the Developer by agreements with the surrounding, or abutting, devela The applicant shall dedicate an open space easement alc the bank at the rear of the RD-M lots backing up to El Camino Real. A building pad that would permit a typica duplex unit to be built on each lot will be permitted i this area. The applicant shall dedicate and install full 1/2 stree improvements along El Camino Real. All areas of the subdivision shall be designated as a 1 lot or public right-of-way. The proposed sewer main to Leucadia County Water Distri lift station is not approved. A trunk line connecting the Encina Treatment Plant shall be installed prior to occupancy. The design of this line shall be subject to approval of the City Engineer. The applicant shall ini proceedings to de-annex the small portion of their prop within the L.C.W.D.'s service area. Park-In-Lieu fees shall be paid to the City prior to re the Final Map. Street names shall be subject to approval and shall be nated in accordance with the standards and policies ado by the Planning Commission on file in the Planning Depa Said names shall be approved by the Planning Director p to recordation of the Final Map. Two 15' wide public easements shall be dedicated betwee Arenal Road and the 150' S.D.G.& E. easement. The method of storm.drainage shown on the map'is not.ap Storm drainage shall be designed per the requirements o City Engineer. Proper siltation controls and slope protection shall be proposed as part of the required grading plan (refer to comments for suggestions). The development of the property described herein shall subject to the restrictions and limitations.-set forth h which are in addition to all the requirements, limitati and restrictions of all municipal ordinances and State Federal statutes now in force, or which, hereafter, may force, for the purpose of preserving the residential ch teristics of adjacent properties.
