A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CflRLSEAD, CALIFORNIA SETTIYG FORTH ITS FINDINGS AND RECOMMENDING TO THE CITY COUNCIL

APPROVAL OF TENTATIVE MAP (CT 73-30) TO ALLOlhl

All conditions as specified in Ordinance No. 9225 (Garf Specific Plan) shall be complied with, except that park shall be provided to conform to the existing Zoninq Orc requirements, and no tandem spaces shall be provided.
The development of the property described herein shall subject to the restrictions and limitations set forth h which are in addition to all the requirements, limitati and restrictions of all municipal ordinances and State Federal statutes now in force, or which, hereafter, may in force for the purpose of preserving the residential acteristics of adjacent properties.
The developer shall establish and hereafter maintain a Association for the puvpose of maintainance of building space and parking areas.
The C.C. & R's for this development shall be submitted Planning Director for review and approval prior to the issuance of any building permits.
Park-in-lieu fees shall be granted to the City prior to cording the Final Map.
The developer shall enter into a mutually acceptable ag with the Carlsbad School District to provide for future requirements that willsresult from the proposed develop!
