WHEREAS, the Planninq Commission of the City of Carlsba 8 Avenue between Garfield Street and A.T.& S.F. Railroad right. 12 on property generally located north of and adjacent to Junip 11 to allow for the development of a 16-unit condominium subdiv 10 la PLAYA, LTD., requestinq approval of a Tentative Map (CT 7 9 California, did receive a verified application from LA CASA I 13 14 15 16 I ~ way, and more particularly described as: " - . _. .. The development of the property described herein shall subject to the restrictions and limitations set forth h which are in addition to all the requirements, limitati and restrictions of all municipal ordinances and State Federal statutes now in force, or which, hereafter, may in force for the purpose of preserving the residential acteristics of adjacent properties. The developer shall establish and hereafter maintain a Association for the puvpose of maintainance of building space and parking areas. The C.C. & R's for this development shall be submitted Planning Director for review and approval prior to the issuance of any building permits. Park-in-lieu fees shall be granted to the City prior to cording the Final Map. The developer shall enter into a mutually acceptable ag with the Carlsbad School District to provide for future requirements that willsresult from the proposed develop! In order to provide for reasonable fire protection duri construction period, the subdivider shall maintain 'pass vehicular access to all buildings, and a.dequate fire hy with required fire flows shall be installed as recomrnen the Fire Department.
