A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CARLSBAD, CALIFORNIA, SETTING FORTH ITS FINDINGS AND RECOMMENDING TO THE CITY COUNCIL, APPROVAL OF A TENTATIVE MAP (CT 73-34) TO ALLOW CONSTRUCTION OF A 44 UNIT CONDOMINIUM DEVELOP-
MENT ON PROPERTY GENERALLY LOCATED AT THE SOUTH-
WESTERLY CORNER OF THE INTERSECTION OF EL FUERTE
STREET AND ALFANJO STREET. VERPET ENGINEERING CO.

INC., requesting approval of a Tentative Subdivision Map (CT 73-34), to 8
a verified application from VERPET ENGINEERING COMPANY, for N. H. A. HOU 7
WHEREAS, the Planning Commission of the City of Carlsbad did receil
allow for a 44 unit condominium development on approximately 2.92 acres
10 of land, generally located at the southwesterly corner of the intersecti
11 of El Fuerte Street and Alfanjo Street, further described as:
12 Lots 402, 403 , 404, 405, and 406, La Costa Meadows ,
13 Unit No. 2, all in the County of San Diego, State of
14
County, April 21 , 1971, and; 16
in the Office of the County Recorder of San Diego 15
California, according to Map thereof No. 6905 filed
17 WHEREAS, the appl ication has complied with the requirements of th
18
. declared to have a "non-significant" impact upon the environment, and; 19
"City of Carlsbad Environmental Protection Ordinance of 1972" and has be
20 WHEREAS, the Planning Commission did find that the subject Tentati
21
subject to the fulfillment of the following conditions: 29

1. The development of the property described herein sha be subject to the restrictions and 1 imitations set forth herein which are in addition to all the requirements, 1il and restrictions of all municipal ordinances and State a Federal statutes now in force, or which, hereafter, may t force, for the purpose of preserving the residential chal istics of adjacent properties.
2. The C. C. & R's for this development shall be submiti to the Planning Director for review and approval prior tc issuance of any building permits.
3. Park-In-Lieu fees shall be granted to the City prior recording the Final Map.
4. The Developer shall enter into a mutually acceptable agreement with the Richmar Union School District to provi for future school requirements that will result from the posed development.
5. In order to provide for reasonable fire protection du the construction period, the subdivider shall maintain pa vehicular access to all bui'ldings, and adequate fire hydr with required fire flows shall be installed as recommende the Fire Department.
6. All public improvements shall be made in conformity ti the City of Carlsbhd Engineering Design Criteria and Stan1 Plans, the Subdivision Ordinance and other City Standards to the satisfaction of the City Engineer, without cost to
City of Carl sbad, and free of all 1 iens and encumbrances.
7. All utilities, including provisions for cable TV, sha' placed underground and/or shall be completely concealed fl view.
8. All facilities provided to adequately control drainagc on the subject property shall be maintained by the proper? owner in perpetuity.
9. The devel oper shall create and hereafter maintain a Hc owner's Association for the purpose of maintainance of all landscaping, recreation facilities, private roadway areas and parking areas.
10. A detailed landscape and sprinkler plan prepared by a landscape architect, shall be submitted to the Planning Di for consideration and approval.
11. Prior to final building inspection, all landscaping s be installed. Said landscaping shall, at all times, be maintained in a manner acceptable to the Planning Director

Prior to any construction, the applicant shall submit plans to the appropriate entity providing domestic water t proposed development, for its approval of the location, ty and adequacy of water l ines, and to this Fire Department fc approval of the location of fire hydrants. In addition, driveway turn-arounds shall be provided in a manner accept; .to the Fire Department.

Commission of the City of Carlsbad, California, held on the 28th day of
August, 1973, by the following vote, to wit;
