A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CARLSBAD, APPROVING AN AMENDMENT TO THE LAND USE ELEMENT OF THE GENERAL PLAN, TO CLARIFY THE RESIDENTIAL DENSITY RANGES. CASE NO. GPA-17
THE Carlsbad City Planning Commission of the City of Carlsbad does

RESIDENTIAL LAND USE:
The General Plan includes the general location and configurat' of areas for five types of residential land use, development i density controls, demand for housing, and number of units and area by sub-study areas.
Each neighborhood area will be developed with a variety of re: types according to the physical , population and economic char; istics and influences affecting that neighborhood and the Cit:

Low-Density Estates: A rural and semi-rural use allowinc_ single-family dwelling unit per one half to one-acre to five a lots. This use would be appropriate for high hill areas where is generally difficult to develop to small lot standards, and those areas where estate size prestige lots with an ocean or 1 view would be appropriate, and for those areas allowing 1 imi te farming, animals and hot-houses; ..

Low-Density Residential : An urban residential use on lots from 7500 to 15,000 square feet in area. The range woul be from 2 to 7 dwell ing units per acre.

Planned development projects uti1 izing the cluster housi and preservation of open space principle could be developed a average area per lot when overall density remains within the range of zero to seven famil ies per acre.
Low-Medium Density Residential: This allows for a varie housing design types suitable for densities of up to seven un per net acre on smaller lots, and to 21 units per acre on lar lots. This type would include garden apartments, townhouses, houses, duplexes, bungalow courts and low-density apartment s The density standard would be one unit for each 3,000 square lot area and to 2,000 square feet based on density incentive 1 arger 1 ots .
Medium-Density Residential: The General Plan provides m
unit residential uses of 21 to 47 units per net acre in both older areas of the City and in selected locations throughout
