The adopted General Plan does not provide for a park site on the subject property. 2. Prior to consideration of the Final Map and Improvement P1 a grading and plot plan of the tract with a1 1 proposed dwell in units located thereon, and showing appropriate setback dimensi shall be submitted to the Planning Department for approval to insure that adequate area requirements can be met. 3. The C.C.&R's for this development shall be submitted to thc Planning Director for review and approval prior to the issuancc building permits. 4. Park-in-lieu fees shall be granted to the City prior to apl of the Final Map. 5. Prior to consideration of this request by the City Council applicant shall submit to the Planning Department, written evil of compliance to the City Council school policy. 6. In order to provide for reasonable fire protection during I construction period, the subdivider shall maintain passable vet access to all buildings and adequate fire hydrants with require fire flows shall be instal 1 ed as recommended by the Fire Deparl 7. All public improvements shall be made in conformity to the of Carlsbad Engineering Design Criteria and Standard Plan, the division ordinance and other City standards, to the satisfactic of the City Engineer without cost to the City of Carl sbad, and of all liens and encumbrances. Improvement plans for water an( sewer system shall meet the requirements of the respective ser! districts. 8. All utilities, including provisions for cable TV shall be F underground and/or shall be completely concealed from view. 9. All land. and/or easements required by this Ordinance shall granted to the City of Carlsbad without cost to the City, and 1 of all liens and encumbrances. 10. Any extension and improvement of Chinquapin Avenue shall t on the basis of a 60 ft. right-of-way improved to the City Star 11. If the extension of Chinquapin Avenue results in the necer relocation of any utility facilities, it shall be the develope) responsibility to pay for such relocation. 12.
