A RESOLUTION OF THE PLANNING COMMI'SSION OF THE CTTY OF CARLSBAD, CALIFORNIA, SETTING FORTH ITS FIbIDINGS AND RECOMMENDING TO THE CITY COUNCIL,
FOR A 15 UNIT CONDOMINIUM DEVELOPMENT ON APPROX. 2.6 ACRES OF LAND, GENERALLY LOCATED EASTERLY OF AND ADJACENT TO EL CAMINO REAL, APPROXIPPTELY 450 FT. SOUTHERLY OF THE INTERSECTION OF CHESTNUT AVENUE AND EL CAMINO REAL: APPLICANT: - Robert Kevane
APPROVAL OF A SPECIFIC PLAN (SP-137) TO ALLOW
WHEREAS, the Planning Commission of the City of Carlsbad did rece
a verified application from ROBERT KEVANE requesting approval of a Spec,
Plan (SP-137) to a1 low for a 15 unit condominium development on approxir
2.6 acres of land generally located easterly of and adjacent to El Camil
Real, approximately 450 ft. southerly of the intersection of Chestnut A
and El Camino Real, more particularly described as:
Rancho Agua Hedionda Map Book 208, Page 01 , Parcels 24 and 25, being a portion of Lot J . of Rancho Agua Hedionda, in the County of San Diego, State of California according to Partition Map No. 823.
WHEREAS, the Plann'l'ng Commission did consider the Final Environme
Impact Report for this project and approved same, as presented, and;'
WHEREAS, the Planning Commission did hold a duly noticed public ht
and upon hearing and considering the testimony and arguments, if any, 0'
all persons desiring to be heard, said Commission did find the followin!
and reasons to exist which make the recommendation for approval of this
Plan (SP-137) necessary to carry out the provisions and general purpose
Ordinance No. 9060:
1. Conformance of the proposed development to the density permitted under the adopted General Plan.
2. Conformance of the proposed development with 14 d.u. to the density permitted under the existing most restricti adjacent residential zoning (R-1-8)
3. Due to terrain and orientation of the subject property toward El Camino Real, the application of cluster housing seems appropriate.
