A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CARLSBAD, CALIFORNIA, SETTING FORTH ITS FINDINGS AND RECOMMENDING TO THE CITY COUWCIL , APPROVAL OF
146 LOT SINGLE FA.MILY SUBDIVISION ON APPROXIMATELY 52.5 ACRES OF LAND, SAID LAND GENERALLY LOCATED EASTERLY OF AND ADJACENT TO EL CAMINO REAL, SOUTHERLY OF THE PRESENT SOUTHERLY MOST EXTENSION OF TRIESTE DRIVE.

1. The Specific Plan is granted for the land described in the application and any attachments thereto, and as shown on the plo plan submitted labeled Exhibits A.&E. The location of all build fences, signs, roadways, parking areas, landscaping, and other facilities or features shall be located substantially as shown o the plot plan labeled Exhibits A & E. The grading of the propos development shall substantially conform to the cross-sections labeled Exhibits B.,C and D. I

2. The architure of the proposed development shall be compatibl to the Hispanic character of the Historical Corridor along El Ca Real. Prior to the issuance of any building permits, detailed building elevations shall be submitted to the Planning DepartmeK for consideration and approval.
3. Unless the construction of the structure or facility is commenced not later than one year after the date the approval is granted and is diligently pursued thereafter, this approval will automatically become null and void.

4. Any minor change may be approved by the Planning Director. substantial change will require the filing of an application for amendment to be considered by the Planning Commission.

5. All requirements of any law, ordinance or regulation of the State of California, City of Carlsbad, and any other governmenta
entity shall be complied with.

6. No signs or advertising of any type whatsoever shall be erec or installed until plans therefore have been approved by the Cit of C srl sbad.
7. Prior to obtaining a building permit and within 30 days here the applicant shall file with the Secretary of the Planning Comm written acceptance of the conditions stated herein.
8. Compliance with and execution of all conditions listed hereo shall be necessary, unless otherwise specified, prior to obtaini final building inspection clearance. Deviation from this requir shall be permitted only by written consent of the Planning Direc
9. Prior to consideration of this request by the City Council , written evidence of compliance to the City Council school policy shall be submitted to the Planning Department.
