The development of the property described herein shall subject to the restrictions and limitations set forth here- which are in addition to all the requirements, limitations and restrictions of all municipal ordinances and the State and Federal statutes now in force, or which, hereafter, ma; be in force for the purpose of preserving the residential characteristics of adjacent properties. 2. Prior to consideration of the Final Map and Improvemen! Plans, a arading and, plot plan of the tract with a1 1 propo: dwelling units located thereon, and showing appropriate setback dfmensions, shall he Submitted to the Planning Department for consideration and approval to insure that adequate area requirements can be met a 3. The Developer shall conform to any existing policies providina for public facilities. 7. If requested by the City Engineer, an amended Tentative Hap shall he submitted for approval by the City Engineer prior to preparation of the Final Map to assure compliance to a1 1 conditions of approval . 8. In order to provide for reasonable fire protectiondurin the construction period, the subdivider shall maintain pass vehicular access to all buildings and adequate fire hydrant with required fire flows whall be installed as recommended by the Fire Department. 9. 811 pub1 ic improvements shall be made in conformity to City of Carlsbad Engineering Design Cirteria and Standard F the Subdivision Ordinance and othercity Standards, to the satisfaction of the City Engineer, without cost to the Citg of Carl sbad, and free of a1 1 1 iens and encumbrances. Impro ment plans for water and sewer systems shall meet the requi ments of the respective service districts. 10. All drainage and grading plans shall be submitted to t City Engineer for consideration and approval. 11. All utilities, including provisions for cable TV, shal De placed underground and/or shall be completely concealed f ron! v i ew . 12. Complete plans and sgecifieations shall be submitted a required for checking and approval 9 before construction of improvements is commenced. I 13. All laRd and/or easements required by this Ordinance shall be granted to the City of Carlsbad without cost to the City, and free of a1 1 1 iens and encumbrances. No easements shall De recorded prior to recordation of the final map unless approved by the City Engineer. 14. All facilities provided, other than public easements, adequately control drainage on the subject property, shall maintained by the property owner(s) in perpetuity. 15. This tentative mag approval shall expire one year fror the date of the approval of the City Council unless extendt by the City Counctl s 16. The applicant shall dedicate a 10 foot wide easement for publi'c access purposes with an improved sidewalk along the westerly and southerly property 1 ines in a manner acceptable to the City Engtneer.
