A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CARLSRAD, CALIFORNIA, SETTING FORTH ITS FINDINGS AND RECOMMENDING TO THE CITY COUNCIL, APPROVAL OF A
SIX CONDOMINIUM UNITS ON APPROXIMATELY 0.32 ACRES OF LAND GENERALLY LOCATED ON THE NORTH SIDE OF LA COSTA
APPLICANT: TAYLOR AND FLINTOM
TENTATIVE MAP (CT 73-35) TO ALLOW DEVELOPMENT OF
AVENUE BETWEEN LA COSTA AVENUE AND ROb?ERIA STREET.
WHEREAS, the Planning Commission of the City of Carlsbad did receib

of six condominium units on approximately 0.32 acres of land, generally 9
approval of a tentative subdivision map (CT 73-35) to allow the developmer 8

WHEREAS, the Planning Commission did consider the project has comp'

City of Carlsbad of the herein described Tentative Map, subject to the fu 31
of Carlsbad, that it does hereby recommend approval to the City Council c

are in addition to all the requirements, 1 imitations and re- strictions of all municipal ordinances and State and Federal statutes now in forceg or which, hereafter, may be in force for the purpose of preserving the residential characteristics of adjacent properties e

4. Park-In-Lieu fees shall be granted to the City prior to Ci, Council approval of the Final Nap.
5. The Developer shall conform to any existing policies provic for public facilities.
6. If requested by the City Engineer, an amended tentative ma' shall be submitted for approval by the City Engineer, prior to preparation of the Final Map, to insure compliance to all cond- of approval.
7. All public improvements shall be made in conformity to the City of Carlsbad Engineering Design Critieria and Standard Plar the Subdivision Ordinance and other City Standards, to the satisfaction of the City Engineer, without cost to the City of Carlsbad and free of a1 1 1 iens and encumbrances. Improvement plans for water and sewer systems shall meet the requirements f the respective service districts.
8. All drainage and grading plans shall be submitted to the C, Engineer for consideration and approval.
9. Complete plans and specifications shall be submitted as re- quired for checking and approval, before construction of any in provements is commenced. The subdivider shall submit the origi drawings revised to reflect as-built conditions, prior to acceptance of the subdivision improvements by the City.
10. All facilities provided, other.than public easements, to adequately control drainage on the subject property, shall be maintained by the property owner(s) in perpetuity.
11. This tentative map approval shall expire one year from thc date of the approval of the City Council , unless extended by tl City Counci 1 e
12. A1 1 broken and substandard sidewalks and curb and gutter shall be replaced to the satisfaction of the City Engineer.
13. A sidewalk shall be installed along La Costa Avenue, to tt satisfaction of The City Engineer, according to City standards.
