WHEREAS, an Environmental Impact Report was filed for the subject X? That above recitations are true and correct and constitute the findings of the commission in this case. 2. That it does hereby approve the above described Parcel Yap No. 140 A, subject to fulfillment of the following conditions: 1. The applicant shall grant to the City of Carlsbad, an easement for General Public Utility purposes, 3@ ft. in width, 15 ft. on each side of the existing sewer easement that crosses the property. 2. Dedication to the city, and construction of full l/Z street improvements (42’) on that portion of Lowder Lane shown on Tentative Parcel Split No. 140-A as a “42’ easement granted to SDG&E on October 24, 1973, file No. 73-298284”. 3. A future improvement agreement for construction of the Encina Urainage Channel improvements shall be entered into by the developer. (actual installation of improvements to be a part of the specific plan of each parcel development and shall confor to the master drainage plan).
